• Build and maintain site prioritization frameworks to guide investment decisions based on customer demand and portfolio fit
• Assess customer-led opportunities and advise on asset positioning and leasing strategies
• Create executive materials for Board presentations and Monthly Business Review meetings
• Update and maintain site comparison analyses and total cost of ownership (TCO) models
• Collaborate with cross-functional teams to align market intelligence with site-level strategy

• Bachelor’s degree in business administration, finance, real estate, or equivalent experience
• 2-5 years of professional experience in a real estate-related role, particularly in market dynamics or portfolio assessments
• Strong attention to detail with the ability to complete work accurately and in a timely manner
• Effective communication skills and executive presence
• Ability to operate independently in a fast-paced environment and manage multiple tasks

• Master’s degree in a relevant field
• Experience in data center and/or commercial or industrial real estate
• Proven ability to work collaboratively in a team-oriented environment
• Familiarity with market intelligence and site-level strategy development
• Demonstrated self-starter attitude with a proactive approach to problem-solving
