Job Description Summary

This position is responsible for advanced and specialized HVAC maintenance necessary to ensure the effective facilities operations within a healthcare environment. Responsibilities include preventative maintenance, equipment repair, and facility/equipment inspection. This position also supports other facilities associates, projects, and activities based on organizational needs.

Responsibilities and Duties
  • Inspects all assigned operating equipment daily, troubleshooting any possible malfunctions, and maintains assigned equipment rooms and equipment in a neat, clean, clutter‑free environment (make repairs, remove trash, keep floors clean, paint when necessary).
  • Responsible for pneumatic and electric control instrumentation maintenance, repairs, adjustments, and calibrations to ensure the HVAC system maintains a high level of efficiency.
  • Inspects cooling towers associated with HVAC systems to ensure all units function properly and that the supply and return water temperature differential is within standards; tests and analyzes raw water composition for chemical water treatment, monitors and corrects chemical feed rates, bleed rates, and make‑up rates to maintain suggested treatment levels, cleans towers as needed throughout the season, and prepares for winter shutdown and spring start‑up.
  • Responsible for constant care and adjustment of chiller and control units for continued online operation.
  • Diagnoses HVAC problems and takes corrective action to ensure uninterrupted service; completes refrigeration equipment repairs (Residential and Commercial).
  • Sets and adjusts individual room thermostats and air‑supply units to ensure comfort range for individual occupants.
  • Performs inspections, preventative maintenance, cleaning, troubleshooting, and repairs of air‑handling units, including motors, belts, filters, dampers, control valves, piping, electrical controls, and gauges.
  • Maintains, inspects, and troubleshoots Medical Air/Vacuum systems.
  • Possesses knowledge of DX/Split Ductless systems and can maintain and troubleshoot them.
  • Performs preventative maintenance, cleaning, troubleshooting, and repairs on ice machines; replaces ice machines if necessary.
  • Inspects, troubleshoots, isolates, repairs, and replaces components of chilled and heating water systems, including piping, fittings, valves, pumps, electrical fuses, switches, motor starters, and controls.
  • Performs preventative maintenance, cleaning, troubleshooting, repairs, and replacement of exhaust fans, isolation fans, BSL fans, kitchen hoods, and lab hood exhaust systems, including fan housing, belts, pre‑filters, HEPA filters, bag‑in/bag‑out filters, electrical fuses, switches, gauges, and controls.
  • Maintains essential inventory of materials, equipment, and supplies (filters, belts, refrigerant, fasteners).
  • Requests purchase orders and completes necessary work documentation; makes calls and uses e‑mail to contact outside vendors and sales representatives.
  • Properly enters work orders and records time accurately on a daily basis.
  • Assists other trades personnel in job tasks as needed, or other duties as assigned.
  • Works various schedules to complete code‑compliant testing, system repairs, and utility outages.
  • Operates hospital vehicles to travel to off‑site clinics or properties to complete assigned tasks.
  • Maintains a State of Ohio Driver’s License and can operate hospital vehicles per insurance carriers’ requirements.
  • Follows all departmental safety procedures; maintains all assigned personal safety equipment in good working condition and is always available for use when needed.
