Essential Duties and Responsibilities- Assist the Maintenance Supervisor on special maintenance projects, including preventive maintenance of building components and mechanicals
- Complete resident service requests in a timely fashion
- Perform make‑ready procedures: paint, appliance and plumbing repair, electrical fixture repair or replacement, lock checks, and light bulb replacement
- Conduct preventive maintenance inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment, checking for appearance, cleanliness, structural cracks, excessive wear, and faulty parts
- Respond quickly in emergencies, notify appropriate personnel, and follow safety protocols
- Inspect alarm systems such as carbon monoxide and fire protection, scheduling repairs when needed
- Perform snow removal as required
- Execute other duties as assigned
- Must be able to work a flexible schedule
- Basic understanding of HVAC, electrical, plumbing, and other building systems
- Experience in general apartment maintenance and repair
- Strong ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failures
- Proficient in operating a variety of equipment and small hand tools
- Knowledge of repairing common appliances and devices
- Outstanding written and verbal communication skills
High school diploma, GED, or equivalent. Ability to read and write English fluently, perform intermediate mathematical functions, and use on‑site resident management software.
Professional ExperienceA minimum of three years’ experience as a residential property management maintenance technician. Ability to follow written, oral, or diagram instructions and communicate effectively with tenants, staff, and contract laborers.
Computer SkillsBasic computer and Internet knowledge.
Physical DemandsMust be capable of accessing all exterior and interior parts of the property and amenities, and independently lifting or moving weights of up to 50 lbs.; a total of 100 lbs. with assistance.

This role is non‑exempt with an anticipated hourly pay range of $22.00–$24.00 depending on experience, qualifications, and other factors. Overtime eligibility applies for hours in excess of 40 per week. Full‑time positions (30+ hours per week) are eligible for 2 weeks paid vacation, 3 weeks paid sick leave, 11 paid holidays, and health & welfare benefits as outlined on the company’s website.
