Facilities Maintenance Technician Senior
Under the general supervision of a senior technician or supervisor, the facilities maintenance technician performs intermediate tasks related to day‑to‑day inspections, preventive maintenance, and repair of buildings and equipment.
Functions include, but are not limited to: daily inspections, installations, general maintenance (plumbing, electrical, carpentry, HVAC) and repairs; responding to emergencies and correcting defects; assisting lower‑level technicians and other trades; adhering to safety practices; maintaining work areas and equipment; attending meetings; completing documentation; providing high‑level customer service; communicating with customers, coworkers, and supervisors via written, electronic, and verbal methods; operating department vehicles;
and performing other duties as assigned.

Job DutiesIncumbents may perform any or all of the duties listed and other job‑related duties as required.
Technical Specialties (70%)- Carpentry
- Installs and removes fixtures (bulletin boards, clocks, pictures, coat hooks, signs).
- Installs and repairs shelves, ceiling tiles, drywall, flooring and trim.
- Paints and patches walls.
- Assembles, installs, repairs and replaces dispensers, beds, furniture, doors and associated hardware.
- Repairs fire‑wall penetrations, fire doors and related hardware.
- Electrical
- Installs and repairs light fixtures, outlets, switches, appliances, controls and motors.
- Repairs 1‑phase motors, retrofits lighting fixtures, resets breakers, replaces fuses.
- Resolves local power outages and locally disconnects phase wiring.
- Conducts basic preventive maintenance and responds to electrical emergencies.
- Performs intermediate and complex preventive maintenance on electrical systems.
- Plumbing
- Installs and repairs toilets, sinks, showers, and plumbing components such as supply lines, mixing valves, traps, and pipes.
- Tests eye‑wash stations and emergency showers.
- Adjusts water temperature (too hot/too cold) requests and unclogs drains.
- Repairs or replaces water fountains and replaces damaged or missing piping insulation.
- Locates local water shut‑off valves and performs preventive maintenance.
- Responds to plumbing emergencies.
- HVAC
- Responds to and assesses room temperature requests.
- Repairs and replaces thermostats, calibrates and programs units.
- Cleans external ducts, cooling towers, air dampers, condensers, evaporator coils.
- Repairs and replaces HVAC components such as actuators, fan blades, pump seals and bearings.
- Performs intermediate and complex preventive maintenance on HVAC/R systems.
- Technical Support – Ensures areas comply with applicable codes; documents regulatory compliance tests; becomes knowledgeable of equipment and utilities and shares that knowledge with other staff; may assist lower‑level technicians.
- Communication / Recordkeeping – Documents labor, materials and work performed on work orders; provides feedback on materials; informs customers when tasks are completed; initiates work‑order escalation if needed; requests required equipment and materials.
- Other Departmental Duties – Participates in professional development and continuing education (certifications, soft‑skill development, etc.); interacts with and assists other departments; attends meetings, training, orientation; may serve on committees; performs other duties as assigned.
