Base pay range$80,000.00/yr - $95,000.00/yr
Our client is seeking a Commercial Property Manager to join their team and oversee a portfolio that includes a mix of office, medical, and retail properties. This is a hands-on role that involves close collaboration with tenants, vendors, and internal stakeholders to ensure smooth daily operations and high standards across all locations. The ideal candidate will have at least 2 years of experience in commercial property management and access to reliable transportation.
Responsibilities:
- Oversee the day-to-day operations of assigned properties, ensuring a professional tenant experience and well-maintained facilities.
- Conduct regular site visits to monitor property conditions and address any issues proactively.
- Develop and manage annual operating budgets and capital improvement plans.
- Review and approve service agreements; coordinate vendor activities and monitor contract performance.
- Coordinate tenant build-outs, move-ins, and move-outs in collaboration with construction and leasing teams.
- Support leasing activity through communication with tenants and lease compliance monitoring.
- Review and approve property payables; submit expense reports and reimbursements accurately and on time.
- Plan for and manage long-term capital repairs and replacements such as roofing, HVAC, and pavement.
- Provide coverage for peer property managers during planned absences as needed.
- Assist with due diligence and operational transitions during property sales and acquisitions.
- Interpret lease clauses and coordinate responses to tenant service requests accordingly.
- Track tenant compliance with lease requirements related to building systems maintenance and documentation.
- Monitor financial and operational performance, providing regular updates to leadership.
- Maintain strong tenant relationships through timely, solutions-focused communication.
Qualifications:
- Bachelor's degree in Real Estate, Business Administration, or related field preferred.
- Minimum of 2 years of experience as a Commercial Property Manager.
- Strong understanding of commercial property management principles, lease administration, and maintenance practices.
- Proficiency in Microsoft Office and experience with property management platforms (Yardi is a plus).
- Prior experience with CAM reconciliations and operating budgets required.
- Desire to obtain an Ohio Real Estate License is preferred.
- Detail-oriented and responsive, with the ability to manage multiple priorities simultaneously.
- Comfortable adapting to changing business needs and maintaining a sense of urgency.
