Position Overview

We are seeking a highly accountable and driven Project Manager to lead commercial construction projects from pre‑construction through closeout. This role is responsible for full lifecycle project execution, including financial performance, schedule control, contract management, client communication, and team leadership. The Project Manager serves as the central decision‑maker for assigned projects and operates with a high level of ownership and autonomy.

This individual will collaborate closely with the Site Superintendent, Estimator, Project Accountant, Project Sponsor, and executive leadership to ensure successful project delivery.

Key Responsibilities
  • Project Ownership & Accountability
    • Maintain full accountability for the successful completion of assigned projects, including scope, schedule, budget, quality, and client satisfaction.
    • Make proactive decisions to ensure projects remain aligned with financial and timeline goals.
    • Take ownership of resolving challenges, risks, and performance issues.
  • Team Leadership & Human Resource Oversight
    • Assign roles and responsibilities to project team members.
    • Provide continuous feedback to team members throughout the construction lifecycle.
    • Evaluate team performance and recommend personnel assignments for future projects.
    • Coordinate with the broader Project Team to recommend individuals for construction project roles.
  • Schedule & Financial Management
    • Develop, monitor, and manage detailed project schedules.
    • Oversee project budgets, cost tracking, forecasting, and financial performance.
    • Identify cost variances and implement corrective action plans.
    • Provide financial and schedule reporting to the Vice President of Construction.
    • Ensure timely processing of subcontractor payments and financial documentation.
  • Client & Stakeholder Communication
    • Coordinate with the Project Sponsor on a regular cadence: bi‑weekly meetings for smaller projects, monthly meetings for larger‑scale projects.
    • Conduct and lead weekly Owner‑Architect‑Contractor (OAC) meetings.
    • Document project status, action items, and assigned responsibilities.
    • Track and follow up on open items.
    • Provide consistent and transparent communication regarding project status, schedule updates, and financial reporting.
    • Report overall "Project Pulse," identifying any critical issues or risks affecting project outcomes.
  • Contract & Change Management
    • Draft and edit contracts in collaboration with the Project Team and client.
    • Coordinate with the Estimator to provide subcontractor options and pricing recommendations when appropriate.
    • With input from the Site Superintendent and Project Team, identify schedule or cost variances.
    • Prepare complete Change Order documentation.
    • Obtain formal client approval prior to execution of scope changes.
    • Ensure contractual compliance throughout the project lifecycle.
  • Field Coordination & Superintendent Oversight
    • Provide direction to the Site Superintendent on weekly project priorities based on master schedule milestones.
    • Attend regular project walk‑through meetings to assess construction progress and quality.
    • Ensure alignment between field execution and project budget/schedule objectives.
    • Support problem‑solving efforts in collaboration with field leadership.
  • Documentation & Administrative Oversight
    • Oversee the compilation and maintenance of the master construction file, including signed contracts, change orders, financial documentation, turnover and closeout documents.
    • Coordinate with the Project Accountant to ensure accurate documentation flow related to subcontractors, financial status, and project reporting.
    • Maintain thorough records that support financial integrity and compliance.
  • Project Closeout & Evaluation
    • Oversee final documentation and project turnover.
    • Ensure all closeout documentation is complete and properly archived.
    • Coordinate post‑project review meetings.
    • Participate in financial performance reviews and project evaluations to drive continuous improvement.
