We are seeking an experienced Pre-Construction Project Manager to join a dynamic team in the construction industry. This role focuses on managing projects through the critical pre‑construction phase, ensuring seamless transitions into execution while optimising costs, design, and risks.

Key Responsibilities:

• Manage the full pre‑construction phase for commercial projects
• Select and manage design consultants while overseeing the design process
• Lead meetings with owners and design teams
• Track scope changes and communicate cost implications to the project team
• Develop detailed cost estimates, outline specifications, and value engineering options
• Perform quantity take‑offs and cost analysis of design alternatives
• Investigate site conditions, soil reports, building codes, covenants, restrictions, and agency requirements
• Identify and communicate project risks and constraints early
• Interpret design intent, clarify ambiguous scope items, and optimise designs based on constructability experience
• Perform preliminary design work (manual or CADD) for estimating purposes
• Coordinate proposal documents, prepare specification abstracts, and maintain cost‑tracking tools

Required Qualifications:

• 4-year college degree in Engineering, Construction Management, or a related field
• Minimum 2 years of direct pre‑construction experience (or equivalent combination of training and experience)
