Senior Construction Superintendent

Description

The Senior Construction Superintendent oversees and directs all Building Superintendents, in‑house construction teams, and outside contractors. The Senior Superintendent leads their team through scheduling and project follow‑up. This is a hands‑on manager who completes maintenance items and supervises others to do the same. The Operations Manager trains subordinates on their duties and monitors execution to ensure consistency, order, and quality.

• Understand routine HVAC, electrical, mechanical, plumbing, carpentry, painting, and general maintenance.
• Manage various projects and workers on a continuous basis.
• Schedule all projects utilizing both employees and subcontractor network to meet deadlines.
• Maintain and expand the subcontractor network.
• Make competent on‑site decisions and provide leadership.
• Conduct weekly Monday AM meetings, delivering schedules and addressing questions.
• Handle all service calls in a timely manner to tenant satisfaction.
• Perform tenant visits and submit building walkthrough reports monthly.
• Ensure company’s quality standards for common areas and tenant suites are maintained; take action when standards are not met.
• Communicate with office manager to schedule subcontractors and employees.

• Basic computer skills, proficiency in Microsoft Word, email; knowledge of App Folio and Smart Sheets a plus.
• Ability to troubleshoot and provide maintenance and repair direction.
