MEP Site Manager studies the mechanical, electrical, piping, plumbing and fire protection specifications to plan procedures for construction on the basis of start and completion times and staffing requirements for each phase of construction.
What We Expect (essential Functions)
- Assist MEP Project Manager in locating and evaluating potential subcontractors, vendors, and suppliers.
- Assist in developing scopes of work for review and approval of MEP Project Manager.
- Assist in the development of MEP project schedule within the entire construction schedule. Prepare estimates in areas of MEP self-performed work, and assist in complete project estimate. Individual possesses the ability to assist in coordination/management of all trades throughout the build process.
- Assist in selection of qualified bidders and negotiate final prices.
- Assist in the preparation of various reports, such as cost to complete, monthly billings and status reports.
- Review all drawings (P&IDs, Mechanical, Electrical, Shop, Architectural, Structural, etc.) when issued to the field and coordinate and maintain a current set at all times.
- Assist in pricing work, draft changes and change orders to be reviewed by the MEP Project Manager.
- Assist in ensuring customer satisfaction with the project.
- Coordinate and manage on-site construction activities from pre-start-up to completion. Schedule work, including subcontractors.
- Assist in productivity and quantity tracking of subcontractors’ installed work.
- Determine materials, equipment and tools needed. Secure appropriate supply sources. Set up and close out construction site.
- Serve as on-site Safety Officer when not specifically assigned to the project and participate in the company’s safety portion of the QMS program.
- Responsible for procurement of tools and materials to be delivered as scheduled to conform to work timelines.
- Coordinate with supervisory personnel and subcontractors to prevent delays; resolve complaints and grievances; prepare or review progress, materials used and cost reports; adjust work schedules as directed by the MEP Project Manager.
- Establish and maintain high safety and quality standards in accordance with company and industry standards. Ensure QMS program is used and maintained; generate reports and traceability for continuous improvement.
- Communicate, implement and enforce Gray’s safety program on site. Other duties may be assigned.
Who We Want (requirements)
- Associate's degree or equivalent from a two-year college or technical school AND a minimum of ten (10) years of construction experience OR a minimum of 15 years related construction experience with increasing responsibility in lieu of a degree.
- Experience with in the light/heavy industrial sector highly desired.
- Excellent leadership, organizational, communication, and problem solving skills.
- Must be able to read and interpret architectural and engineering drawings, financial reports, and legal/contract documents.
- Strong people management skills.
- Must possess basic computer skills including Microsoft Word, Excel, PowerPoint, Outlook, tablets and smartphones. MS Project and other scheduling software a plus.
- Must possess a strong work ethic and be an energetic, self-motivated individual who enjoys a team environment, as well as a passion for collaboration and professional development.
- Ability to think independently and manage without direction.
Travel
This position requires travel as projects are scattered throughout the United States and, in some cases, outside the U.S. The selected candidate can live anywhere in the USA but would be required to travel to project sites per Gray’s travel policy.
