Under the general supervision of the Vice President of Construction and Predevelopment, the Director of Construction is responsible for leading construction and relocation efforts on a development pipeline valued at more than $75 million. This role oversees the Senior Construction Administrators and Relocation Team, ensuring alignment with project goals, timelines, and budgets. The Director will manage departmental activities across pre-construction, construction, close-out, and warranty phases, balance workloads, improve processes, independently manage special projects, support procurement strategies, contract negotiations, and coordinate with internal stakeholders to align project design with available resources.
Responsibilities- Directly supervise and support the Construction Administrators and Relocation teams. Manage processes, communications, and issue resolution; adapt to workload fluctuations and independently manage jobs as needed.
- Be directly responsible for project schedule, costs, coordination, pay applications, change orders, and contract resolution.
- Review and guide reporting to internal stakeholders on project progress, budget adherence, and issue resolution.
- Support process improvement initiatives and provide strategic direction for project execution.
- Oversee relocation coordination for active projects, ensuring a structured RFP process for moving companies and integrating relocation plans with construction schedules and budgets.
- Collaborate with the Senior Director of Pre-Construction and VP of Construction in selecting architects, general contractors, and other consultants for each funding application and related building/project.
- Lead a team of Architects, Engineers, General Contractors, and consultants to achieve optimal outcomes.
- Collaborate with pre-construction during scope and design reviews relating to PCNA, application scoring requirements, NCH Design Standards, LEED/green commitments, Platform for Services goals, and related building/project requirements.
- Manage construction administration duties including attending OACs, change orders, pay applications, RFIs, RFPs, submittals, and schedules; ensure timely closeout and handoff to operations.
- Assist in formatting and updating monthly project meetings. Communicate and coordinate schedules with the Relocation Coordinator and FFE & Procurement Project Leader.
- Education: Bachelor’s Degree preferred in a related field or equivalent experience.
- Experience: 7–10 years of experience in pre-construction/construction management, preferably in multi-family housing or related field.
- Travel: 20% travel required.
- Mental: Good communication, comprehension, and interpersonal skills.
- Skills: Well organized; ability to manage multiple budgets and schedules; ability to work with stakeholders to gain consensus; proficient in project tracking and analysis documentation; proficient in Microsoft Word, PowerPoint, Outlook, Project and Excel; strong preference for Access.
