Position Summary

The Groundskeeper performs routine and preventative maintenance to maintain the physical integrity of the community. They are responsible for the upkeep and cleanliness of the property grounds, facilities, streets, amenities, equipment and various utility systems. Maintenance technicians provide exceptional customer service to prospective and current residents.

Responsibilities
  • Assist with maintaining the physical integrity of the community at all times, ensuring a clean and well‑maintained environment for residents, visitors and staff.
  • Pick up trash or debris observed on the property while performing normal duties.
  • Protect the investment of the property owner by anticipating, identifying, and correcting any safety or maintenance issues.
  • Coordinate with the Maintenance Supervisor and team to prioritize tasks throughout the day.
  • Ensure upkeep of community appearance by replacing light bulbs, removing trash, painting and performing repairs.
  • Assist with groundskeeping, pool maintenance, housekeeping, distribution of notices, inspections, and other tasks as needed.
  • Perform preventative maintenance on equipment within the community.
  • Complete minor repairs to utility systems and streets as needed.
  • Maintain grounds and landscaping to community standards (mowing and weeding as needed).
  • Perform duties in a safe manner, adhering to all safety procedures and properly using safety equipment.
  • Inspect, clean and repair facilities and amenities including clubhouse, basketball courts, swimming pools, and maintenance garage to ensure they are in good condition.
  • Additional or modified duties as assigned within the company’s discretion.

  • Efficiency and productivity: Proven track record of completing work orders on time.
  • Reporting and analysis: Compile comprehensive quarterly reports and insights.
Education & Experience
  • High School diploma or GED.
  • Broad experience in general maintenance techniques and repair work.
  • General knowledge of plumbing, electrical, and grounds maintenance.
  • Proficient skills in operating hand tools, power equipment, and commercial machinery.
  • Ability to provide legible written reports.
  • Ability to work independently as well as in a team.
  • Ability to multitask, stay organized and meet deadlines.
  • Availability for on‑call and after‑hours emergencies.
  • Valid driver’s license and clean driving record.
Physical Requirements
  • Constantly stand, walk, talk or hear; frequently use hands.
  • Manual dexterity for handling paperwork and using office equipment.
  • Clear vision and hearing for reviewing documents and communicating effectively.
  • Capability to lift up to 50 pounds.
