About

The Role

A Maintenance Supervisor is responsible for overseeing the maintenance and repair of a property. The maintenance supervisor will manage a team of maintenance technicians, groundskeepers, or housekeepers and ensure that all maintenance work is performed safely, efficiently, and in accordance with established standards and procedures.

Responsibilities
  • The role involves overseeing the maintenance technicians, groundskeepers, or housekeepers, including assigning work orders, offering guidance and training when necessary, and creating and managing the daily make‑ready schedule, including vendor scheduling.
  • Oversees more complex repairs performed by maintenance technicians while assisting in routine maintenance as needed.
  • Performs regular inspections of the property to identify maintenance needs, safety hazards, and code violations.
  • Ensures compliance with safety regulations and other relevant laws, regulations, and standards.
  • Maintains accurate records of maintenance projects, including work orders, preventive maintenance, invoices, maintenance schedules, and employee training.
  • Conducts vacant‑ready walks on all units marked “ready for move in” prior to move‑in.
  • Oversees large capital projects and renovation schedules to ensure goals are met.
  • Ensures community software is being utilized proficiently as outlined by Roundhouse policy and guidelines.
  • Monitors and manages the maintenance inventory based on property needs while staying within budget.
  • Assists with vendor management and coordinates with outside contractors and service providers as necessary.
  • Communicates and shares information with the Community Manager regarding overall property maintenance condition, status, and staff.
  • Participates in after‑hours emergency on‑call rotation as scheduled and snow removal when required.
  • Uses sound judgment when evaluating the quality of work and communicates issues constructively and goal‑oriented.
  • Follows all safety procedures as outlined in the Employee Handbook, SOPs, and safety labels on all equipment.
  • Maintains a professional demeanor and always represents the company positively.
Requirements
  • Two years of supervisory experience.
  • Three years of experience as a maintenance technician.
  • Excellent time‑management skills and ability to prioritize work.
  • Strong written and oral communication skills.
  • Basic computer skills, including proficiency in Microsoft Office and property management software.
  • Strong knowledge of plumbing, electrical, HVAC, CPO, and carpentry systems is highly preferred.
  • Valid driver’s license and reliable transportation.
Physical Requirements
  • Must be able to lift and carry up to 50 pounds.
  • Must be able to stand, walk, and climb ladders for extended periods of time.
  • Must be able to work in outdoor environments in all weather conditions.
