Position Purpose
As a LONG Senior Project manager, you will oversee projects within the Building Automation/Temperature Controls business unit from start to finish, with assistance from the Construction Manager. In this role, you will mentor and support other project managers as they navigate their own projects. Responsibilities include coordinating project planning, design, equipment procurement, and workforce scheduling to ensure timely, efficient, and cost‑effective project completion while meeting customer deadlines and requirements.

Essential Duties And Responsibilities- Complete assigned projects according to proposal, drawings, specifications, cost estimates, customer expectations, and time frames by effectively managing and executing contractual obligations in concert with LONG project management procedures. Make recommendations to sales personnel to assist in accurate estimating.
- Direct engineering in creating submittals and installation drawings, selection, ordering and scheduling of materials and equipment. This may involve engaging vendors and suppliers to negotiate special pricing for bulk purchases or in scenarios where competitive advantages are needed.
- Manage, create, and update project schedules utilizing MS Project software or other approved platforms. Submit these schedules to the mechanical contractor to determine temperature control labor needs and to the engineering manager and /or operations manager for workforce forecasting purposes.
- Schedule personnel, equipment, subcontracting, and material to meet project schedule requirements and ensure projects remain within the estimated costs (scheduling of workforce resources through the engineering manager and/or construction manager.)
- Monitor the progress of costs incurred on all assigned projects. When costs exceed estimates, determine the reason, corrective action, and notify the appropriate manager/supervisor(s) and seek corrective actions/planning.
- Ensure that all project contract documentation is up to date and accurate, including project scope, plans, specifications reports, and other project‑related documents.
- Order equipment based on approved submittals in time to meet installation requirements.
- View and analyze job reports using company reporting tools and make or take corrective actions as required when needed.
- Recognize changes to scope of work, scheduling, and other jobsite factors that impact LONG productivity and profitability and through working with Sales Team and/or utilizing estimating software. Assemble change orders substantiated by true estimated costs and provide proposals to ensure LONG is fairly compensated for changes to scope and contract documents.
- Monitor installations through regular job site visits to assure progress remains consistent with the estimated costs indicated on the sales estimate and schedule.
- Display leadership qualities through mentoring, creative problem solving, while allowing professional growth and development of peers and subordinates.
- Participate in work‑in‑progress meetings and prepare specific information regarding the status of all costs and schedules for projects.
- Coordinate and assist in the training of owner operating personnel.
- Other duties as assigned.
- 4‑year Construction Management Degree or a 2‑year technical degree and 6 years of temperature controls experience (OR) 2 years tech school and 10 years of Commercial HVAC project management (OR) 15 years of temperature controls experience.
