Position Overview

The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. Working alongside the Community Manager, the Supervisor oversees staff and vendor activities to ensure the property’s maintenance needs are met.

Essential Duties & Responsibilities
  • Manage daily maintenance operations and coordinate service requests, work orders, and resident interactions.
  • Ensure repairs and replacements are completed in common areas and individual units.
  • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.
  • Maintain inventory and order supplies within budget guidelines.
  • Run a preventative maintenance program to extend equipment life and minimize future repairs.
  • Keep the maintenance shop organized, properly stocked, and compliant with safety and OSHA guidelines.>
  • Promote hazard communications and teach safe work practices.
  • Participate in unit inspections as requested.
  • Maintain accurate records of service requests, preventive maintenance, unit readiness, and work progress.
  • Assist with general upkeep, cleaning of office, common areas, and model units.
  • Respond to on‑call emergencies at the community.
  • Obtain vendor bids and manage property resources economically.
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and timely completion.
  • Supervise, train, and schedule maintenance staff under the Community Manager’s direction.
  • Monitor daily staff work progress and provide immediate assistance when needed.
  • Input performance evaluations for staff.
  • Provide ongoing training, coaching, counseling, and guidance to maintain staff effectiveness.
  • Promote staff harmony and quality job performance through effective leadership.
  • Provide excellent customer service and monitor service request turnaround.
  • Project a favorable image of the community to achieve property objectives.
  • Ensure consistent, fair resident interactions.
  • Enforce community policies as delegated by the supervisor.
Education & Experience
  • High School Diploma or equivalent.
  • EPA & CPO certification required; HVAC desired.
  • Basic computer skills and ability to use on‑site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements – Small Properties
  • Regular movement between sites, frequent use of wrists, hands, and fingers in repetitive motions.
  • Ability to work overtime, weekends, and night hours for on‑call emergencies.
  • Movement in tight and confined spaces, use of ladders, stairs, and equipment (e.g., golf carts).
  • Lift and place objects up to 100+ lbs with exposure to outdoor weather and hazardous chemicals.
  • Ability to stand or sit for prolonged periods as needed.
Physical Requirements – Large Properties
  • Similar movement and lifting requirements as small properties.
  • Exposure to outdoor weather and hazardous chemicals.
  • Work overtime, weekends, and night hours for on‑call emergencies.
License / Equipment
  • Reliable transportation required for on‑call emergency duties.
Salary Range

$23 per hour to $25 per hour
