Must-Haves (Required Qualifications):- 8+ years of multifamily construction superintendent experience
- Proven leadership on garden-style or podium/wrap projects (REQUIRED)
- Experience managing large multifamily projects ($40M+)
- Track record delivering projects on schedule, within budget, and safely
- Strong scheduling, subcontractor management, and coordination skills
- Ability to travel as required for project assignments
- Excellent communication, leadership, and organizational skills
- Experience with cast-in-place or precast garage construction

Position Summary:The Lead Superintendent will oversee all daily on-site operations for a large-scale garden-style multifamily development. This leader will manage project staff and subcontractors while ensuring the project is executed safely, on schedule, and within budget. The role requires a proactive field leader who can drive performance, solve problems quickly, and maintain strong relationships with internal teams and trade partners.
Key Responsibilities:- Lead all on-site construction activities from startup through completion
- Manage and coordinate subcontractors, vendors, and field staff
- Ensure compliance with company policies, safety standards, and contract documents
- Monitor project schedules and adjust plans to maintain milestones
- Conduct and lead project status meetings
- Review and approve vendor pay applications, material requests, and invoices
Draft, review, and approve work orders and change orders - Partner with estimating and preconstruction during procurement phases
- Provide technical guidance and resolve field issues quickly
- Oversee safety, quality, budget, resources, equipment, and risk management
- Travel as needed for meetings, site visits, and training
- Deep multifamily construction expertise
- Strong garden/walk-up project experience
- Advanced construction scheduling knowledge
- Effective negotiation and contract management skills
Proven ability to lead teams and manage multiple crews - Exceptional organization and attention to detail
