Essential Duties & Responsibilities Financial Management
  • Post all payments and income received from applicants, current and non‑current residents accurately, timely, and efficiently.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, preparing late notices, contacting residents and guarantors, and filing evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non‑current resident accounts, including billback of utilities where applicable.
  • Complete all end‑of‑month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files to ensure accuracy.
  • Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Daily onsite attendance is required.
  • Use consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through support and effective leadership.
  • Ensure staff compliance and consistency with company policies and procedures.
  • Implement strategic leasing management, ensuring effective techniques, closure, follow‑up, and accurate reporting.
  • Implement marketing strategies and systems put in place by the annual marketing plan.
  • Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
  • Effectively show, lease, and move in prospective residents.
Administrative Management
  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are noted and completed on a timely basis through regular inspections and tours.
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/showing vendor pricing, dealing with inadequate service).
Education & Experience
  • High School Diploma or equivalent;
    Bachelor’s degree preferred or two years experience in the housing industry; one to two years related experience and/or training; or equivalent combination of education and experience.
  • Basic computer skills required; ability to understand and perform all onsite software functions.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly remain in a stationary position, often standing or sitting for prolonged periods, communicating with others, repeating motions involving wrists, hands, and fingers, and assessing accurate, neat, and thorough work.
  • Frequently move about to accomplish tasks or move from one work site to another.
  • Occasionally ascend/descend ladders, stairs, scaffolding, ramps, step stools, and similar equipment; move into different positions to accomplish tasks in various environments including tight and confined spaces; work in an overhead position; reach, adjust or move objects up to 25 lbs in all directions; lift and place objects up to 25 lbs; operate machinery or power tools, motor vehicles, and/or golf carts;

    identify and inspect objects; work overtime, weekends, night hours (emergencies); work in small and/or closed spaces, traverse flat and non‑flat terrain, and work in extremely low or high temperatures or outdoor environments such as precipitation and wind; be exposed…
