PurposePurpose: The Leasing Consultant contributes to the continued success of the Apartment Community by showing and leasing apartments to new residents and working toward the retention of current residents. The Leasing Consultant also provides clerical and administrative support to the Community Manager.
Essential Duties- Warmly greet prospective residents and handle all aspects of leasing activity. This includes greeting prospects, touring the community, closing sales, processing applications, preparing paperwork, timely follow-up and obtaining signatures prior to move-in.
- Maintain a detailed knowledge of the apartment community and its competitors
- Assist with the maintenance of the local apartment market survey
- Answer incoming telephone calls, check answering service for messages and handle accordingly
- Handles or assists in resident retention by participating in the lease renewal program
- Conducts a daily inspection of model and vacant target apartments
- Maintain an acceptable closing ratio in order to achieve sales goals and maintain optimum occupancy
- Assist in the collection of rental payments
- Demonstrate and maintain a working knowledge of Fair Housing laws, rules, and regulations concerning apartment leasing and management.
- Handles or assists in the receiving, documenting and follow-up with resident requests for service
- Assist with and attend resident functions
- Help deliver any non-eviction notices and communications to residents
- Help keep office orderly between professional cleanings
- File resident forms, letters, work orders and any other correspondence
- Other duties may be assigned as required
- Leasing and Yardi software experience a plus
- Must possess a valid driver’s license in order to drive for company business as needed
