Key Responsibilities
  • Respond promptly to all service requests and complete them within 24 hours, prioritizing quality and resident satisfaction.
  • Communicate effectively and professionally with residents to ensure clear understanding and resolution of concerns.
  • Partner with the leasing team to ensure all vacant units are ready for move‑in per schedule and company standards.
  • Conduct daily inspections of community grounds and common areas, addressing cleanliness, lighting, painting, and minor repairs.
  • Assist in routine preventive maintenance across HVAC, plumbing, electrical, and structural systems.
  • Support the Service Manager with scheduled audits and inspections, ensuring readiness for city, fire, and safety reviews.
  • Safely operate and maintain tools and equipment including power washers, blowers, scrubbers, and carpet cleaners.
  • Demonstrate basic skills in carpentry, electrical, plumbing, and appliance repair.
  • Ensure compliance with OSHA regulations, safety standards, and environmental policies.
  • Maintain a clean, well‑groomed, and professional appearance and wear the required uniform daily.
  • Exhibit a proactive and team‑oriented approach while maintaining positive relationships with residents, vendors, and teammates.
  • Stay current through technical training and hands‑on development opportunities.
  • Participate in after‑hours emergency maintenance rotation and be available for on‑call needs.
  • Perform pool maintenance and other landscaping or facilities‑related tasks as needed.
  • Complete special projects or assignments as directed by the Community Manager or Service Manager.
  • Other duties as assigned.
Requirements
  • High school diploma or GED required; technical certification preferred.
  • 1–3 years of experience in facilities or multifamily maintenance.
  • Strong working knowledge of HVAC, plumbing, electrical systems, carpentry, and general repairs.
  • EPA Type II or Universal Certification required within 90 days of hire; CPO certification preferred.
  • Must provide own tools and possess a valid driver’s license with reliable transportation for local business travel.
  • Physically able to lift up to 50 lbs., climb ladders, and work in varying weather conditions.
  • Proficient in Microsoft Outlook, Word, and Excel; able to read and interpret manuals, safety rules, and technical documents.
  • Highly organized, detail‑oriented, and solutions‑driven with strong judgment, professionalism, and discretion.
  • Demonstrates continuous self‑improvement, strong listening skills, and the ability to think creatively and collaboratively.
