The Regional Manager is responsible for the supervision of the Community Managers as assigned, and the enforcement of company policies including, but not limited to, improving the overall financial performance of all communities assigned, increasing revenues and controlling expenses while following Company’s best practices.

Duties and Responsibilities
  • Optimize the use of team member resources by hiring, training, empowering and motivating on-site Community Managers and team members
  • Review and approve annual budgets, submittals and anticipate budget variances
  • Assist in the development and implementation of marketing plans targeting prospective and existing residents
  • Closely monitor weekly trends in traffic, occupancy, availability and leasing for all communities assigned
  • Communicate effectively and on a regular basis with Senior Management to provide updates on Community operations and issues
  • Support specific marketing issues that are reported such as integration concerns, LRO pricing feed, incorrect website information and other possible situations
  • Acquire and review current market data to identify trends, opportunities, and threats, and create effective short- and long-term response strategies to improve or enhance the operations and financial performance of the assets
  • Maintain strategic knowledge of markets and competition within the market and region
  • Supervise the communication of each community marketing message through print, internet, social media, review sites, signage and other means of general advertising to ensure that all marketing efforts adhere to The Habitat Company’s brand standards and best practices
  • Adhere to all local, state and federal laws including all laws governing Fair Housing in compliance with local, state and national authorities regarding building code compliance
  • Monitors rent collections and the status of landlord/tenant actions, supervises all arrears and collection attempts
  • Ensure that vendor invoices are processed and approved weekly
  • Negotiate and supervise major contracted work as may be necessary for community alterations and improvements
  • Perform onsite inspections, review office procedures and files, preventive and corrective maintenance, and janitorial cleaning
  • Ensures timely compliance with all reporting deadlines
  • Reviews/approves bad debt write offs and invoice credit memos
  • Responsible for adhering to and monitoring budgetary conformance for items within one’s control
  • Ensure that major budget items and capital improvements are completed as scheduled and in the proper budgetary year
  • Negotiate contracts for bulk purchases and common service contract utilizing the company’s volume
  • Maintain a program for ongoing education for the community managers and chief engineers/maintenance supervisors
  • Maintain an atmosphere conducive for individual motivation for growth within the company
  • Establish and maintain community relation programs with the community beneficial to the property
  • Perform written evaluations of the community managers and review all written evaluations as completed by the community manager making recommendations for salary increases, transfers and/or advancements
  • Perform other related duties as assigned
Skills & Requirements
  • A minimum of 5 years of hands-on experience in Property Management. A certified Property Manager or similar designation.
  • Third party management experience strongly preferred.
  • Experience building and maintaining relationships with internal and external clients.
  • In depth experience with business plan execution, financial management, reporting and operations.
  • Effective leadership skills and superior sales and marketing proficiencies.
  • Strong work ethic and the ability to work as part of a team.
  • Variance reporting experience required.
  • Proficiency in Microsoft Office applications;
    Yardi experience a plus.
  • Willingness to travel amongst communities within assigned region(s) and/or out of state.
  • Familiar with all procedures and requirements of accounts payable and accounts receivable
  • IL Leasing License or ability to obtain within 120 days of hire required
