Key Responsibilities
- Manage the full project lifecycle—from preconstruction (scope, budgets, scheduling) through
- Coordinate with internal teams (design, development), external stakeholders (architects, engineers, city officials), and subcontractors.
- Prepare and maintain project schedules, budget tracking, scope documents, and financial reporting.
- Lead subcontractor solicitation, selection, contracting, and oversee change order processes.
- Conduct regular site visits in coordination with Superintendents to ensure safety, quality control, and building‑code compliance.
- Proactively identify project risks, resolve issues, and keep projects on track.
- Facilitate project close‑out: punch lists, final inspections, turnover documentation, and warranty follow‑up.
Qualifications
- Bachelor’s degree in construction management, Engineering, Architecture, or a related field
- Typically, 5+ years of experience managing ground‑up multifamily construction projects ($10M–$60M+ size).
- Experience with Chicago area permitting, zoning, and city‐inspection processes is a strong plus.
- Proficiency in construction software:
Procore, MS Project, Bluebeam, and Microsoft Office; familiarity with scheduling/estimating tools. - Excellent leadership, communication, negotiation, and organizational skills.
- OSHA safety certification (e.g., 10‑hour or 30‑hour) preferred.
Preferred Attributes
- Hands‑on, proactive mindset with the ability to manage multiple projects simultaneously in a fast‑paced environment.
- Strong collaboration with design and construction teams.
- Familiarity with sustainable or LEED-certified multifamily development is a plus.
- Base salary: roughly $110K–$140K+, depending on experience and project scope.
