Job Summary:We are looking for an experienced Maintenance/Irrigation Technician to undertake the responsibility to preserve the good condition and functionality of one of our Premier Communities. A Maintenance Technician is a thorough professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines.
Essential Functions:The job of Maintenance/Irrigation Technician was established for the purpose/s of providing maintenance/irrigation services as needed and/or assigned, assisting in a wide variety of maintenance activities, addressing immediate operational and/or safety concerns, assisting skilled trades and ensuring that tools, materials and vehicles are maintained in good working order and are available at the job site when needed. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty.

- Showing care and concern for our residents through timely follow‑up and meticulous completion of service tickets.
- Handling all aspects of maintenance for the community.
- Preserving the value of the community by consistently executing on preventative maintenance programs.
- Preserving the beauty and safety of the community to include general upkeep, cleanliness, grounds maintenance including irrigation, and amenity maintenance.
- Monitor and direct scheduling of all maintenance personnel and vendors to company policies and procedures.
- Track inventory for repairs and maintenance.
- Responsible for troubleshooting and repairing all mechanical systems, service requests, and reporting of potential liability concerns or safety hazards.
- Practice and adhere to Company Service Standards.
- Conduct business always with the highest standards of personal, professional and ethical conduct.
- Perform or assist with any operations as required to maintain workflow and to meet schedules.
- May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
- Ensure all safety precautions are followed while performing the work.
- Follow all policies and Standard Operating Procedures as instructed by Management.
- Perform any range of special projects, tasks and other related duties as directed by the Community Manager.
- Other duties, responsibilities and special projects as directed by the Community Manager.

Physical Requirements and Work Environment:Work involves moderate to heavy work in all types of weather. There is frequent need to stand, stoop, walk, lift heavy objects (up to 50 pounds) and perform other similar actions during the workday.
