About the Role: As our Maintenance Team Leader, you’ll play a key part in ensuring our homes remain safe, well‑maintained and ready for our customers. You’ll lead a team delivering a wide range of responsive repairs and void property works, ensuring our services are well‑organised, efficient and consistently high‑quality.

You will:

Responsibilities
  • Lead and motivate a team delivering general maintenance, repairs, and improvement work.
  • Plan, organise and supervise work to ensure jobs are completed efficiently and to high standards.
  • Manage day‑to‑day performance, budgets, KPIs and quality assurance across your designated area.
  • Carry out pre‑ and post‑inspections to safeguard service quality and an effective audit trail.
  • Liaise with contractors, colleagues, residents and partners to resolve issues and provide excellent customer service.
  • Ensure materials, equipment and resources are procured and managed effectively.
  • Drive health and safety compliance, safe systems of work and continuous service improvement.
  • Support out‑of‑hours emergency repairs rota arrangements.
What You’ll Bring
  • SMSTS or IOSH qualification.
  • Strong literacy, numeracy and IT skills, with confidence interpreting data and using repairs/housing systems.
  • Experience leading teams in a maintenance, repairs, asset management or related environment.
  • Experience in improving services, project management, contract management and procurement.
  • Sound knowledge of sector regulations, health & safety and data protection.
  • In‑depth knowledge of NHMF SORs.
  • Ability to work under pressure, manage competing priorities and drive performance.
  • Motivated team player with strong communication skills
Desirable
  • ILM coaching qualification (or willingness to work towards)
  • Additional technical qualifications (e.g., BTEC, HNC, HND, Degree).
  • Knowledge of systems such as Open Contractor, Documotive, P2P/Ipos, Total Mobile.

Please note due to the responsibilities of this position, you must have a valid UK driving licence and access to your own vehicle. If you receive an offer, you will be asked to provide evidence of your qualifications—like original certificates—as part of the onboarding process before your appointment is confirmed.

This is a permanent role working 35 hours per week. You will be working across various locations in Cheshire and Merseyside.

You’ll be generously rewarded with a competitive salary and a great benefits package, including 35 days’ annual leave, plus bank holidays. This includes a 3-day Christmas closedown between Christmas and New Year and you have the option to buy up to 5 extra days annually.
