Overview
The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make-ready repairs to all vacant units prior to move-in. HVAC certified preferred. Weekend hours: on-call as needed.
Essential Duties and Responsibilities- Perform repairs to make-ready units in a timely manner.
- Be on 24-hour on-call as scheduled by the Service Manager and respond to on-call paging.
- Assist the Service Manager or Housekeeper with their work if necessary.
- Assist Grounds personnel with trashing out units if necessary.
- Assist the Service Manager with inventory control and utilization of maintenance materials and supplies.
- Inspect property for improvements and repairs and review with the Service Manager.
- Perform work order requests and assist the Service Manager with maintenance requests.
- Ensure the grounds are free of litter at all times.
- Operate and perform scheduled maintenance on all equipment.
- Know the location of gas and water meter emergency cut-offs, all apartment and fixture cut-offs, and sewer clean-outs.
- Paint interior and exterior when required.
- Assist the Property Manager or other staff members when requested.
- Complete work orders with same-day completion in mind; review work orders with Service Manager daily.
- Adhere to policies outlined in the Employee Handbook.
- Keep the Maintenance shop clean and organized; be available for snow events as needed.
- Follow the Maintenance General Operating Policies and maintain a professional appearance and positive attitude; demonstrate teamwork.
- Be cooperative with other sites when needed and be flexible to transfer to another property if required.
- After-hours on-call required on a rotating basis. Must have reliable transportation.
- Performs other duties as assigned.
- HVAC skills - CFC certification
- CPO certification preferred
- Plumbing, electrical, carpentry skills
- Knowledge of SDS and OSHA
- 608 Refrigerant Certification preferred, but not required. Will train if necessary.
- Position may require night/weekend work.
- Required to be on call.
- Duties performed both inside and outside, in extreme temperatures (below 32°F and above 100°F).
- High school diploma or GED; or 1-3 months related experience and/or training; or equivalent combination of education and experience.
- Current drivers license, CFC Certificate (Where Needed)
Skills and Qualifications
- HVAC, Plumbing, Carpentry, Electrical skills;
Pool certification (if required) - Knowledge of OSHA regulations, MSDS standards

The noise level in the work environment is usually moderate.
