Service Technician; Chesapeake, Virginia

Overview

The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make-ready repairs to all vacant units prior to move-in. HVAC certified preferred. Weekend hours: on-call as needed.

• Perform repairs to make-ready units in a timely manner.
• Be on 24-hour on-call as scheduled by the Service Manager and respond to on-call paging.
• Assist the Service Manager or Housekeeper with their work if necessary.
• Assist Grounds personnel with trashing out units if necessary.
• Assist the Service Manager with inventory control and utilization of maintenance materials and supplies.
• Inspect property for improvements and repairs and review with the Service Manager.
• Perform work order requests and assist the Service Manager with maintenance requests.
• Ensure the grounds are free of litter at all times.
• Operate and perform scheduled maintenance on all equipment.
• Know the location of gas and water meter emergency cut-offs, all apartment and fixture cut-offs, and sewer clean-outs.
• Paint interior and exterior when required.
• Assist the Property Manager or other staff members when requested.
• Complete work orders with same-day completion in mind; review work orders with Service Manager daily.
• Adhere to policies outlined in the Employee Handbook.
• Keep the Maintenance shop clean and organized; be available for snow events as needed.
• Follow the Maintenance General Operating Policies and maintain a professional appearance and positive attitude; demonstrate teamwork.
• Be cooperative with other sites when needed and be flexible to transfer to another property if required.
• After-hours on-call required on a rotating basis. Must have reliable transportation.
• Performs other duties as assigned.

• HVAC skills - CFC certification
• CPO certification preferred
• Plumbing, electrical, carpentry skills
• Knowledge of SDS and OSHA
• 608 Refrigerant Certification preferred, but not required. Will train if necessary.

• Position may require night/weekend work.
• Required to be on call.
• Duties performed both inside and outside, in extreme temperatures (below 32°F and above 100°F).

• High school diploma or GED; or 1-3 months related experience and/or training; or equivalent combination of education and experience.

• Current drivers license, CFC Certificate (Where Needed)

• HVAC, Plumbing, Carpentry, Electrical skills;
  Pool certification (if required)
• Knowledge of OSHA regulations, MSDS standards
