Job Title: Leasing Consultant
Supervisor: Community Manager
FLSA Status: Non-exempt (Hourly)
JOB SUMMARY: Shows and leases apartments to prospective residents and supports community's marketing plan.
ESSENTIAL DUTIES AND RESPONSIBILITIES- Assists applicant in completing rental application, collects security deposit.
- Responsible for insuring the “model” apartments and target apartments are ready for show; maintains work areas and office in clean and orderly manner; aware of the “curb appeal” of the community.
- Thorough knowledge of lease terms, specifications and all community policies.
- Knowledgeable of required telephone and sales techniques.
- Knowledge of Fair Housing Standards.
- Thorough knowledge of leasing techniques and sales methods as outlined in the Leasing & Marketing Manual. Fully informed of current rental rates, sizes, locations and all amenities of community.
- Assist the team with clerical task including filing, data entry, and document preparation.
- Maintain contact with all apartment locator services and local businesses to provide informational material. Update periodically.
- Responsible for “shopping” competitive properties.
- Develop full knowledge of application information required, screening processes and policies regarding rentals.
- Develop and maintain an on-going resident retention program under direction of Community Manager.
- Responsible for proper maintenance of all resident and community files.
- Responsible for maintaining market surveys on a monthly basis.
- Help with rent collection, and following up on delinquent accounts.
- Efficient and timely processing of all required administrative forms, reports and related information.
- Responsible for reporting unusual or extraordinary circumstances regarding the community or residents.
- Courteous, efficient handling of resident requests and complaints.
- Responsible for maintaining a professional appearance and behavior at all times.
- Responsible for seeking educational opportunities and self-improvement for personal growth and development.
This job has no supervisory responsibilities.
QUALIFICATIONS- High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to speak effectively before groups of customers or team members of organization.
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.
- Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
- Fair Housing Certification required within 14 days of hire; HUD & LIHTC experience highly preferred.
