Position: MAINTENANCE SUPERVISOR I

Overview

The Maintenance Supervisor is responsible for maintaining the physical integrity of the property at all times. This involves insuring a safe and secure living environment for residents, visitors and staff. It is the Maintenance Supervisor’s duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential in order to:

  • Maintain a safe environment.
  • Cultivate resident satisfaction.
  • Protect the investment of the apartment property owner.
Responsibilities
  • Conduct business in accordance with Gates, Hudson & Associates, Inc., established policies and procedures and state and federal laws (e.g., OSHA, ADA, Fair Housing).
  • Meet reporting deadlines and maintain an activity calendar to ensure routing, preventive maintenance and general tasks are completed.
  • Update logs, manuals and handbooks as requested by Management.
  • Provide monthly readings of water consumption under the Energy Management Program.
  • Maintain systems for secure access to keys, beepers and radio equipment.
  • Assist in implementing and maintaining inventory and stock control for parts and tools.
  • Mark company-owned equipment with property name and contact information; provide instruction booklets on tools and equipment.
Financial
  • Ensure procurement compliance using approved vendors/contractors for daily tasks and expenditures.
  • Assist with prioritization of capital improvement projects.
Personnel
  • Recruit and recommend maintenance applicants; provide technical and policy training; supervise maintenance technicians.
  • Schedule maintenance staff with the Property Manager for 24/7 emergency availability.
  • Maintain payroll records (vacation, sick leave, overtime) and provide payroll information to the Property Manager on schedule.
  • Ensure maintenance employees report in uniform and follow safety guidelines for equipment and attire.
Administrative
  • Complete reporting deadlines and maintain an activity calendar; ensure routine maintenance and tasks are completed.
  • Maintain and update logs, manuals and handbooks; manage monthly water readings under GH program.
  • Ensure security and accessibility of all keys and equipment; support in inventory control.
  • Distribute instruction booklets for property tools and equipment.
Resident Service / Resident Retention
  • Handle resident requests promptly and per policy; follow up on repair orders, staff and contractual service requests.
Preventive Maintenance
  • Maintain accurate records for preventive maintenance, service requests, expenditures, and make-ready status.
  • Schedule and perform routine maintenance; inspect and maintain tools in good condition; implement preventive maintenance per GH policy.
Routine Maintenance
  • Oversee repair orders and quality of workmanship; manage turnover/renovation for rent-ready units; ensure contractor performance meets specifications.
  • Conduct regular safety meetings; maintain knowledge of laws and regulations governing storage of hazardous materials.
  • Promote safety and security measures to reduce liability and protect residents and staff.
Qualifications
  • High school diploma/GED required.
  • At least 3-5 years’ experience as a Maintenance Technician, preferably in residential property management.
  • At least 1-3 years’ experience as a Maintenance Supervisor.
  • CFC Type 2 or Universal certification required.
  • Ability to perform plumbing, electrical, HVAC repairs, carpentry, locksmithing, painting, drywall repair and snow removal.
  • Available for on-call emergency services as needed; reliable personal transportation to respond to emergencies.
