Position Overview

The Senior / Maintenance Manager is responsible for the management of the maintenance and preventive maintenance efforts for one or more assigned communities including the physical aspects of the building(s), HVAC, electrical, plumbing, carpentry, major appliances and amenities. This role ensures efforts meet EP’s operational standards and applicable laws and regulations.

  • Implement and manage programs to maximize revenue, control expenses and improve resident satisfaction.
  • Manage all property vendor contracts and on‑site vendor day‑to‑day operations.
  • Manage all service requests; including prioritization and delegation to assigned staff. Maintain parts and supply inventory to ensure company customer service standards are maintained.
  • Maintain the physical condition of the property and contribute to EP’s annual business goals.
  • Manage apartment home turnover and preventive maintenance program schedules to maximize value and ensure quality of work. Assess the value of damage to apartment homes charged to departing residents.
  • Implement risk mitigation procedures and maintain documentation.
  • Monitor maintenance expenses and ensure spending stays within budget.
  • Recruit, hire, train, schedule, and evaluate personnel and vendor performance.
  • Inspect grounds, buildings and apartment homes regularly to ensure functional condition at all times; perform start‑up duties and acceptance walks as required.
  • Oversee execution of work by external maintenance vendors and internal service suppliers.
  • Implement EP policies and procedures and ensure compliance as needed.
  • Ensure compliance with federal, state and local laws.
Qualifications

Education

  • High School diploma or equivalent (GED).

Experience

  • 3-5 years of multi‑family property management or building maintenance experience performing the duties of Maintenance Supervisor or Maintenance Technician III.
  • 2 years of on‑the‑job experience in refrigerant recovery or recycling equipment.

Skills

  • Ability to read and write English; clear written and verbal communications; deliver group presentations and write reports.
  • Basic arithmetic skills for estimates, averages, percentages.
  • General office equipment proficiency.
  • Supervise and develop new associates; provide feedback and coaching.
  • General maintenance tools, supplies and equipment proficiency.
  • Transport up to 60 lbs; mobility and flexibility for confined spaces or heights of 8‑9 ft.
  • Operate motorized vehicles (car, truck, van, golf cart).
  • Stand, walk, stoop, kneel, crouch, crawl, climb (stairs, ladders, etc.).

Licenses/Certifications

  • Valid driver’s license and automobile insurance.
  • Certification as a Type I and Type II technician from an EPA approved program.
  • Valid Asbestos abatement certification (where applicable).
  • Other licenses and certifications as required by jurisdiction.

Other

  • Participate in the Emergency On‑Call rotation for the property.
  • Live within 45 minutes’ drive of the community.
  • Schedule will be based on business needs and is subject to change.
  • May be asked to perform maintenance technician duties (I/II/III).
