Pear Recruitment –Property Manager– Chelmsford

Salary - £28,000 - £30,000 – Plus bonuses - (OTE up to £42,000)

Working Hours – Monday – Friday 8:45am – 5:30pm

Driver and own car required

Our client, based in the lovely area of Chelmsford, specialises in sales, lettings, and property management. They are currently looking for a Property Manager with good experience to join their motivated team and manage a portfolio of around 290 Properties.

Established in 2007 as a family-run business founded by father and son, the company offers a supportive and collaborative working environment, making it an excellent opportunity for an experienced Property Manager who can hit the ground running and succeed in a fast-paced environment.

Responsibilities

* Managing a portfolio of residential properties on behalf of landlords

* Acting as the main point of contact for landlords and tenants

* Coordinating maintenance and repairs, liaising with contractors and suppliers

* Carrying out regular property inspections and reporting findings to landlords

* Ensuring compliance with all relevant legislation (gas safety, EICR, EPC, licensing, Right to Rent, deposit protection, etc.)

* Handling tenancy renewals, rent reviews, and end-of-tenancy processes

* Managing arrears, rent collection, and resolving payment issues

* Dealing with tenant queries, complaints, and dispute resolution professionally

* Preparing and serving relevant notices when required

* Maintaining accurate records and updating property management systems

* Working closely with the lettings team to ensure smooth move-ins and handovers

* Providing a high level of customer service while protecting the landlord’s interests
