Overview
Job Title: Service Director
Department: Property Management
Reports To: Community Director
FLSA Status: Non-Exempt
Position Summary: The Service Director oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.

- Essential Duties and Responsibilities — Assist with and complete work orders from resident requests and routine property upkeep by diagnosing defects and repairing per policies, safety standards, and code requirements
- Oversee and complete the “make-ready” process for vacant apartment homes, including inspections, punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work
- Develop standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, breezeways, signage, offices, parking, and other common areas to reflect high community quality
- Periodically inspect work by service team members and contractors to assess effectiveness and ensure quality standards
- Maintain inventory of spare parts and materials; coordinate with Community Director to order supplies within budget
- Assist in developing budgets for regular repair, maintenance, and capital expenses; support cost-control practices
- Complete monthly Preventative Maintenance procedures
- Conduct regular safety meetings; ensure MSDS sheets are current and OSHA and safety requirements are met
- Demonstrate customer service skills with residents and colleagues, handle questions and complaints with professionalism, and assign work orders efficiently
- Meet predictable attendance and physical demands of the position in accordance with company policies
- Education/
Experience:
2 to 3 years of apartment maintenance experience or equivalent;
High school diploma or GED; college or technical degree preferred. Knowledge of safe use and maintenance of hand tools, power tools, and mechanical equipment; OSHA standards and MSDS regulations. - Language Ability: Ability to read, write, and communicate effectively with internal team members and external visitors.
- Math Ability: Basic arithmetic skills for maintenance duties.
- Reasoning Ability: Ability to apply logical thinking and solve problems; follow written or oral instructions; handle multiple variables in standard situations.
- Computer
Skills:
Proficient with internet, word processing, spreadsheets, and database programs; property management system experience preferred. - Certificates and Licenses: EPA Type I & II or Universal refrigerant certification;
Certified Pool Operator or Certified Spa and Pool Operator; state/local certifications as required; valid driver’s license. - Supervisory Responsibilities: Ability to lead, direct, and oversee maintenance activities performed by the Service Team.
