As Community Manager, you’ll oversee AIM Center’s Permanent Supportive Housing properties. Managing the day-to-day operations of our housing communities, budgets, leasing, intake, rent collection, conflict resolution, community engagement, and compliance with all housing regulations. Most importantly, you’ll support residents in building independence and community connections. The ideal candidate brings experience in property management or affordable housing, strong organizational and communication skills, and the ability to balance regulatory compliance with compassion.

Knowledge of HUD, Fair Housing, and LIHTC is a plus.

AIM Center offers employment, education, housing, socialization, and wellness opportunities for adults living with serious mental illness. We are non-medical and non-clinical; however, we work with other mental health professionals to provide comprehensive mental health services. Using the Clubhouse model of psychosocial rehabilitation, AIM Center empowers participants, our members, to develop relationships and create individualized plans for recovery while working side-by-side with other members and staff to accomplish the work of the Clubhouse.

AIM Center has been helping adults in the Chattanooga community lead fulfilling and productive lives while successfully managing their mental health since 1989. Membership is open to people ages 18 and older diagnosed with serious mental illness. Recovery is a lifelong process and the philosophy of our Clubhouse is “Once a Member, Always a Member.” We are a private, non-profit organization supported through foundations, public and private grants and donations.

Our Clubhouse is also a Tenn Care provider. AIM Center is the only psychosocial rehabilitation facility accredited by Clubhouse International and licensed by the State of Tennessee.

Supervisees: AIM Housing Maintenance Manager

Position Purpose
:
In support of the AIM Center's mission, this position is responsible for the operation and maintenance of the AIM Center's Permanent Supportive Housing properties. The core responsibilities of this role include day-to-day operations of the properties, including income and expenses, overall supervision of maintenance staff, and implementation of AIM Housing Resource Center policies and procedures that will ensure well managed and maintained properties.

This position supports residents through a supportive, professional relationship.

Essential Duties and Responsibilities Property Management Duties
  • Provides overall site management of the assigned properties, including budget management, marketing and leasing, site appearance, work order requests, and eviction proceedings.
  • Provides periodic reports on the following activities: occupancy, maintenance, notices and evictions, financial, and program/regulatory.
  • Responsible for new resident intake and move-in process, which includes management of the waiting list, unit offers, orientation, lease preparation and signing.
  • Ensures prompt processing and accurate and complete maintenance of all resident documents and forms including leases, interim and annual recertifications.
  • Provides oversight and assistance to the process of collecting rents and other monies and ensures that all transactions are processed and input accurately and completely.
  • Manages resident complaints and questions, appeals requests, reasonable accommodation requests, payment arrangements, transfers, utility and maintenance charges, and tenant accounts receivable.
  • Perform regular inspections of property to ensure that it is being properly maintained.
  • Prepare written recommendations for physical repairs and or improvements, supplies, material and equipment to the Director of Housing.
  • Review completed and outstanding work orders on a regular basis. Ensure work orders are completed in a timely manner.
