Job Description Summary

This position supports the Assistant and/or Chief Engineer and Sr. Facilities Manager in the day‑to‑day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client.

The Engineer will accurately perform routine operation, inspection, maintenance, and repairs on HVAC, mechanical, electrical, and plumbing equipment and systems to obtain the most efficient operating results and life expectancy. This includes HVAC, boiler, heating, refrigeration, water, and energy systems.

Position assures that equipment is maintained in an energy‑efficient and safe manner, reducing downtime through anticipation of necessary repairs and maintaining records of past operating experiences.

Inspects and repairs assigned property interior and exterior areas, including walls, flooring, installed fixtures, roofing systems, lighting, etc.

Performs at the highest ethical standards, reflecting the core values of C&W as defined in its Business Code of Conduct, Policies and Procedures Manual, and other related company policies.

Job Description
  • Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems, equipment, and components.
  • Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned client buildings.
  • Perform major HVAC repairs including compressor replacement, condenser replacement, evaporator coil replacement, and condenser coil replacement.
  • Conduct major plumbing replacements including domestic water piping, steam trap repairs, sewage line repairs, bathroom fixture repairs, etc.
  • Perform electrical repairs including running and bending conduit piping, pulling cables, performing electrical panel maintenance, electric motor maintenance, and predictive maintenance using a megger on motors and compressors.
  • Perform assigned facility inspections and due diligence efforts, reporting as‑found conditions impacting satisfactory client occupancy and operations.
  • Operate, maintain, and repair boilers, heaters, pumps, valves, and lines used in distributing steam and heated or processed water.
  • Operate, maintain, and repair refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, and all refrigerant lines used to control temperature in air‑conditioning systems.
  • Operate, maintain, and repair pumps handling water or other secondary refrigerating liquids, alongside all valves, appurtenances, and lines.
  • Operate, maintain, and repair air compressors and their distribution lines and all valves and devices for air control.
  • Operate, maintain, and repair water filters, softeners, piping, and pumps used in water distribution, including sinks and toilet bowls, all supply lines, drains, water lines, control devices, and sprinkler systems.
  • Operate, maintain, and repair all types of electrical motors and engines powering pumps, compressors, and fans.
  • Maintain elevators except where serviced by specialized contractors.
  • Operate, maintain, and repair building automation systems for HVAC, including consoles, data‑gathering panels, remote sensors, and indicating devices.
  • Operate, maintain, and repair sanitary sewer systems and sump pumps including basins, water closets, urinals, and piping.
  • Maintain and repair trash compactors, including electrical and hydraulic systems.
  • Maintain and repair all kitchen equipment excluding tenant‑owned equipment.
  • Recommend ongoing improvements to the preventive maintenance program.
  • Maintain stock and inventory control.
  • Comply with all applicable codes, regulations, governmental agencies, and company directives related to building operations and safe work habits.
  • Study and become familiar with equipment for assigned client locations, including building automation, fire/life safety, and other building‑related equipment.
