The Service Technician II is responsible for assisting the Service Supervisor in all aspects of the maintenance of the property and grounds as assigned. Major responsibilities include common area and exterior building maintenance, the “make ready process” for vacant units, professional and effective communication with residents, completing service requests, scheduling routine maintenance, HVAC repair, preventive maintenance and risk management.
Qualifications and Skill RequirementsRequired skills and experience:
- 1+ year residential apartment maintenance experience
- HVAC, heat pump repair, appliance repair, electrical circuits, electrical controls, volt‑ohm test equipment, refrigeration, carpentry, dry‑wall repair, painting, locks, plumbing, concrete and paving repairs, residential sewer systems, welding, soldering/brazing, piping, roof repairs, landscaping
Additional requirements:
- High school diploma or GED
- EPA certification
- Capable of lifting a minimum of 50 lbs, walking the property, climbing stairs and working from ladders
- Must maintain valid driver’s license and vehicle insurance at all times
- Required after‑hours and weekend on‑call support
- CPO certification if pool is present
