The Forward Planning Manager plays a critical role in bridging land acquisition and site development. This position focuses on feasibility analysis, entitlement management, and coordination with internal and external stakeholders to ensure successful project initiation and planning.
Responsibilities and Duties:
- Primary role starts with site due diligence, feasibility and acquisition, running through site development, lot turnovers and closeout.
- Conduct land acquisition feasibility studies preliminary market analysis and proforma)
- Analyze site data, municipal/UDO requirements and zoning classifications
- Manage zoning/re-zoning approvals and development agreements for land sales and acquisitions
- Coordinate and oversee submissions for plats, civil construction plans, and permits in coordination with Prestige Land Development
- Develop and maintain project schedules and lot run out studies
- Liaise with internal departments
- Work with engineers, architects, and Land Development teams
- Maintain relationships with municipalities and HOAs and troubleshoot problems/concerns that may arise.
- Oversee and coordinate design and construction of landscaping, amenities, entrances, and signage
- Prepare development budgets and monitor costs
- Key player in Land Investment Committee process
- Coordinate and collaborate with key stakeholders, purchasing, architecture and production for accurate feasibility studies and budget control
- Work with Permits Coordinator on House Grading Plans, Plot Plans and Master Plan Approvals
- Coordinate and review strip drawing request forms for accurate elevations and steps on town buildings
- Complete other duties as assigned by the manager
- Represent the company professionally in all internal and external interactions and communications
- Adhere to company safety standards and help promote a safe working environment

Position Standards:

Position Requirements:
- Bachelor’s degree in Civil Engineering, Urban Planning, Landscape Architecture, or Construction Management
- 3+ years in homebuilding or land development
- Experience managing entitlement processes and reading civil plans
- Proficiency in Microsoft Office (Excel, Word, Outlook, Project)
- Strong communication, leadership, and analytical skills;
Able to present to senior leaders - Familiarity with local zoning and permitting processes
- Able to create market study analysis
- Able to collect and input data into a proforma sheet for feasibility analysis
