OverviewPosition Overview
We are seeking an experienced Construction Project Manager to oversee multiple residential projects from permitting through final closeout.
This role requires a proven leader with a strong background in homebuilding, exceptional organizational skills, and the ability to deliver high-quality homes on time and within budget. The ideal candidate is hands-on, proactive, and committed to excellence in both project execution and client experience, with a passion for high-volume, high-efficiency operations. This role requires deep expertise in navigating the unique challenges of infill scattered lot construction.
ProjectPlanning & Coordination
- Oversee all phases of residential construction projects from pre-construction through final delivery.
- Develop detailed project schedules, budgets, and resource plans aligned with company goals.
- Plan and execute builds on multiple scattered infill lots simultaneously, accounting for tight site constraints, access limitations, utility availability, and neighborhood considerations.
- Coordinate with trade partners, suppliers, and internal teams to ensure timely project execution.
- Review and approve construction drawings, specifications, and change orders.
- Conduct regular site visits to monitor progress, safety compliance, and workmanship quality.
- Ensure projects meet company standards, building codes, and applicable regulations.
- Proactively identify and resolve field issues, delays, and conflicts to keep projects on track.
- Manage punch lists and final inspections to achieve zero-defect handovers.
- Prepare, track, and manage project budgets to ensure cost efficiency.
- Review subcontractor bids, negotiate pricing, and manage contract execution.
- Approve and process invoices, change orders, and payment draws in coordination with accounting.
- Lead and supervise field personnel, site superintendents, and subcontractors.
- Schedule and coordinate all trade partners to ensure efficient workflow.
- Hold regular project and safety meetings with internal and external teams.
- Serve as the primary point of contact between the company, clients, trade partners, and inspectors.
- Provide weekly progress reports and status updates to senior leadership.
- Maintain accurate project documentation, logs, and compliance records.
- Enforce company safety protocols and OSHA regulations on all job sites.
- Ensure all inspections are passed on schedule, addressing any deficiencies promptly.
- Maintain strong client relationships throughout the build process, ensuring expectations are met or exceeded.
- Manage warranty and post-construction follow-ups as needed.
- 5+ years of experience in residential construction project management, preferably with a high volume home builder focused on scattered infill lots.
- Proven track record managing multiple projects simultaneously from permitting through final closeout.
- Experience with single-family homes, townhomes, small multifamily (duplex, triplex, quadplex) and minor subdivisions.
- Strong background in coordinating with trade partners, vendors and municipal inspectors.
- Demonstrated success in budget management, schedule control, and quality assurance.
- Familiarity with local building codes, zoning regulations, and permit processes in the Charlotte, NC metro.
- Proficient in construction scheduling software (e.g., Buildertrend)
- Strong ability to read and interpret blueprints, plans, and specifications.
- Solid understanding of estimating, cost tracking, and contract administration.
- Knowledge of OSHA safety standards and jobsite safety protocols.
- Ability to lead and motivate site supervisors, crews, and subcontractors.
- Strong problem-solving skills with the ability to make quick, informed decisions in the field.
- Skilled at managing client expectations and maintaining positive relationships.
- Excellent negotiation skills when dealing with trade partners and suppliers.
- Highly organized and detail-oriented, with the ability to juggle multiple priorities.
- Proactive, results-driven, and accountable for deadlines and deliverables.
- Strong communicator—clear, concise, and diplomatic with both field and office teams.
- Adaptable and solutions-focused in high-pressure or fast-changing environments.
- Bachelor’s degree in Construction Management, Civil Engineering, or related field.
- NC and/or SC General Contractor License
- Cor equivalent safety training.
- PMP (Project Management Professional) or similar certification is a plus.
