Title: Maintenance Technician II
Reports To: Property Manager
Department/Division: Operations/Property Management
FLSA Status: Non-Exempt

Position Summary:

Responsible for performing assigned tasks for INLIVIAN, including office building, common areas, and turnover/make-ready for vacant units as assigned. The duties listed below illustrate the various types of work that may be performed. Responsibilities include, but are not limited to, the following:

Responsibilities:

Work order completion as assigned.

Perform basic tasks related to carpentry, electrical fixtures, HVAC, plumbing, and painting.

Perform grounds maintenance as needed.

Assist in performing preventive maintenance tasks as assigned.

Assist in performing general maintenance such as clearing drainage areas, repairing fences, and ensuring appropriate signage.

Assist in graffiti removal and/or repainting if necessary.

Report supply needs to the Property Manager and/or Maintenance Supervisor.

Assist in transporting, loading, and unloading of materials as assigned.

Assist management/leasing staff with curb appeal functions.

Maintain property owned materials in a neat and orderly manner.

Perform emergency and after-hours work as necessary.

Follow all established safety procedures and standards.

Maintain a professional image and attitude.

Accountable for consistent adherence to INLIVIAN standards regarding the ethical, responsible use of materials and resources.

Perform other duties as assigned.

Education and Experience:

High School graduate or GED desirable. Must attend Fair Housing class within eighteen (18) months of employment. Annual updates for the Fair Housing Class are hosted by INLIVIAN.

Knowledge and Skills:

Ability to understand and follow instructions.

Ability to perform moderately strenuous physical activity.

Ability to establish and maintain effective working relationships.

Ability to follow verbal and written instructions.

Ability to operate electronic devices.

Supervisory Controls:

The employee receives instructions from the Property Manager and Maintenance Supervisor. Generally, methods of accomplishing assignments are at the discretion of the employee within established procedures.

Physical Requirements:

Normal physical activity can be tedious, strenuous, and require heavy lifting.

Must be able to lift fifty (50) pounds without assistance.

Must have a sense of balance sufficient for standing on a ladder of at least six (6) feet in height.

Must be able to establish and maintain effective working relationships.

Must have vision and hearing corrected to perform essential job functions.

Work Environment:

The employee works indoors and outdoors and is frequently exposed to weather extremes and various chemicals.

Other Requirements:

Must possess a valid State of North Carolina or South Carolina driver’s license and regularly participate in continuous improvement and education.
