Northmarq is seeking an Investment Sales Analyst to join one of our active multifamily brokerage teams based in our Charlotte, NC location. The Senior Analyst role plays a key part in the financial analysis, underwriting, and marketing of exclusive multifamily investment sales assignments, working closely with top Producers in the industry from the outset of each engagement. The position offers direct exposure to multifamily assets and development opportunities across market location, supporting transactions for both private and institutional capital.
This is a full-time, in-office position with an expected near-term start date.
Responsibilities- Lead the financial underwriting and valuation of multifamily, income-producing assets using Excel, including modeling, sensitivity analyses, and investment scenario evaluation.
- Analyze and interpret property-level financial and legal documentation, including historical operating statements, budgets, leases, loan agreements, estate documents, to develop sound underwriting assumptions.
- Identify key value drivers, risks, and value-add opportunities at the asset and, providing actionable insights to brokers, clients, and investors.
- Prepare Broker Opinions of Value, offering memoranda, and disposition proposals in collaboration with Producers, Marketing, and senior leadership.
- Conduct market and location-specific research, including sourcing and analyzing data on comparable sales, market trends, tenant credit, and financial performance to support pricing, positioning, and negotiation strategies.
- Gather, track, and maintain critical financial and market data to support deal execution, client presentations, and business development initiatives.
- Partner closely with Producers and Capital Markets professionals to develop creative deal strategies and materials that support new and existing client relationships.
- Communicate directly with property managers, asset managers, principals, and internal stakeholders to obtain, validate, and synthesize information throughout the transaction process.
- Translate complex financial, property, and market analyses into clear, compelling narratives, delivering written and verbal presentations to clients and investors with varying levels of financial sophistication.
- Present analysis and recommendations in formal client settings, supporting pricing strategy, marketing positioning, and transaction execution.
- 1-3 years of experience in commercial real estate financial analysis and underwriting, with a strong preference for multifamily and/or investment sales environments.
- Bachelor’s degree required, with preferred coursework in Real Estate, Finance, Accounting, or a related business discipline.
- Demonstrated expertise in real estate financial analysis and valuation, including income-producing assets, with a strong command of core concepts such as DCF, IRR, NPV, time value of money, and return on equity.
- Advanced proficiency in Microsoft Office, particularly Excel, with required experience using ARGUS; familiarity with Salesforce and CoStar is preferred. Experience with Adobe InDesign and PowerPoint is a plus.
- Ability to analyze, interpret, and synthesize complex real estate and financial documentation, including operating statements, loan documents, leases, and deeds of trust.
