Stoa Construction is expanding across the Carolinas and is seeking a Preconstruction Estimator to lead the preconstruction effort for large-scale, ground-up multifamily developments within our growing regional platform.
This role is based in our Charlotte Support Office and supports projects throughout our Carolinas Region, with continued expansion into additional Southeastern markets.
We are a vertically integrated owner, developer, and builder focused exclusively on ground-up, wood-frame multifamily communities. Our projects are internally developed - not third-party bid work - giving our team full control over design, cost strategy, and execution planning.
Our average project size exceeds 300 units, with construction budgets ranging from $55M–$60M. We currently have more than 2,500 units under construction and a strong pipeline ahead.
This role owns the full preconstruction process for assigned projects, from early design through construction handoff. It is a high-accountability position requiring strong financial discipline, technical knowledge, and strategic thinking.
Role OverviewThe Preconstruction Estimator is responsible for budgeting, estimating, bid management, trade partner coordination, and buyout preparation for assigned multifamily projects.
You will work closely with Development, Construction Leadership, and Project Managers to ensure projects are designed, priced, and awarded for successful field execution.
This is not a takeoff-only position. You will lead the cost strategy and preconstruction process for your projects and play a direct role in shaping scope alignment, risk mitigation, and subcontractor coverage.
Key Responsibilities Design & Cost StrategyProvide cost guidance and constructability input from conceptual design through permit
Evaluate drawings and specifications to identify risk, scope gaps, and cost drivers
Lead value engineering efforts to align budget, design, and schedule
Develop conceptual and detailed estimates for ground-up multifamily projects
Establish and maintain project budgets as design evolves
Analyze cost trends and maintain disciplined cost modeling
Prepare comprehensive bid packages
Manage trade partner outreach, RFI responses, and bid communication
Level and qualify subcontractor proposals for completeness and competitiveness
Present pricing analysis and recommendations to leadership
Develop detailed scopes of work in collaboration with Project Managers
Support subcontract award and purchase order execution
Lead structured preconstruction-to-construction handoff meetings
Maintain and expand strong subcontractor relationships across the region
Assist in strengthening trade coverage as the Carolinas platform grows
5+ years of experience in preconstruction or estimating within commercial or multifamily construction
Proven experience on ground-up projects (wood-frame multifamily strongly preferred)
Experience building conceptual budgets and managing full bid cycles
Strong understanding of construction documents, sequencing, and cost structure
Proficiency with Excel-based estimating, Bluebeam, Procore, and scheduling tools (P6 preferred)
Strong analytical, financial, and organizational skills
Ability to manage multiple active projects with discipline and attention to detail
Bachelor's degree in Construction Management or related field preferred (equivalent experience considered).
