Preconstruction Manager

We are seeking an experienced Preconstruction Manager to lead estimating and preconstruction efforts for commercial and industrial projects in the Charlotte market. This position plays a critical role in shaping project strategy from early concept through contract award, partnering closely with ownership, design teams, and operations to deliver accurate budgets and set projects up for successful execution.

• Lead all preconstruction and estimating activities from schematic design through GMP development
• Prepare detailed conceptual and hard bid cost estimates, budgets, and value engineering recommendations
• Collaborate with architects, engineers, consultants, and internal operations teams throughout design development
• Develop and issue bid packages and manage the subcontractor solicitation and leveling process
• Review drawings and specifications to identify scope gaps, risks, and constructability concerns
• Conduct cost analyses and maintain current market pricing data
• Support client presentations, design meetings, and preconstruction strategy sessions
• Coordinate project turnover to operations and field leadership teams

• 5 plus years of experience in preconstruction or estimating within commercial construction
• Experience with ground up commercial, industrial, or mixed use developments preferred
• Strong understanding of construction means, methods, and sequencing
• Proficiency in estimating software platforms and advanced Excel skills
• Ability to manage multiple projects, deadlines, and deliverables simultaneously
• Strong communication, organizational, and leadership skills
