We are seeking an experienced and forward-thinking Preconstruction Manager to join a growing construction team in Charlotte, NC. This role focuses on estimating, early-stage planning, and design coordination, playing a critical role in shaping projects from concept through final pricing and handoff to construction.
Key ResponsibilitiesLead preconstruction efforts for commercial, multifamily, and institutional projects from concept through final bid.
Prepare detailed cost estimates, quantity takeoffs, and conceptual budgets using historical data, benchmarks, and subcontractor input.
Collaborate with architects, engineers, owners, and internal teams to define scope, design intent, materials, and logistics.
Manage bid preparation and proposal development including subcontractor bid review, scope leveling, and pricing analysis.
Support client presentations with scope narratives, schedules, cost breakdowns, and value engineering options.
Lead preconstruction and design coordination meetings, identifying risks and constructability opportunities.
Maintain strong subcontractor and supplier relationships while tracking market pricing and labor conditions.
Ensure all preconstruction deliverables are accurate, timely, and aligned with company standards.
Coordinate with project managers and field teams to ensure a smooth transition into construction.
Mentor junior preconstruction and estimating staff as needed.
Qualifications4+ years of experience in preconstruction, estimating, or construction planning roles.
Experience with large-scale commercial, multifamily, or institutional projects.
Strong knowledge of construction methods, materials, cost structures, and design coordination.
Excellent communication, leadership, analytical, and organizational skills.
Proficiency with estimating and preconstruction tools such as Pro Est, Sage, Bluebeam, On-Screen Takeoff, or similar.
