The RoleThe Project Manager will handle multiple projects at once, including managing capital improvement projects, apartment and common area renovations, and occupied work. The Project Manager is responsible for setting the budget, creating and maintaining the construction schedule, and assembling and supervising field staff for multi‑family residential and mixed‑use projects. They establish expectations and collaborate with various stakeholders to ensure that project schedule, budget, safety, and quality objectives are met.
This role requires traveling from project to project as needed.
- Oversee renovations, building systems upgrades, common area enhancements, capital improvements, and ongoing maintenance across multiple properties.
- Coordinate with property operations teams to minimize disruption to residents during occupied work.
- Manage contractors and vendors for renovation, repair, and replacement projects; negotiate pricing and ensure adherence to scope.
- Implement preventive maintenance programs across the portfolio to extend asset life and reduce emergency repairs.
- Secure permits and approvals for renovation and maintenance projects; maintain documentation for regulatory compliance.
- Participate in the completion of Class I, II, and III budgets for the Construction portions of the Budget Request Form Process: including preparation of hard costs, construction schedules, and contract and construction pricing estimates. Prepare bid packages and subcontractor scope of work, review bid packages, prepare bid analysis, negotiate and award subcontracts, assemble contract documents and manage subcontractor change orders and project budget.
and Scheduling
- Defines detailed project implementation and deployment plans, such as establishing project milestones and scheduling milestone completion dates.
- Provides accurate project documentation to include project budgets and forecasts, change orders, vendor and building infrastructure analysis, vendor insurance certificates, project updates, etc.
- Uses tools and processes to identify project goals, sets and manages the schedule, anticipates and identifies issues, removes obstacles, delineates responsibility, tracks task completion and communicates project progress. Prepares and tracks field status and progress. Collaborates with the Superintendent as needed on field issues.
- Maintains construction schedule with Superintendent. Maintains project progress information; ensures projects are on schedule and within budget.
- Leads and motivates members of the project team to complete all phases of work safely within the schedule and parameters established.
- Builds and maintains strong relationships with Company associates, architects, inspectors, subcontractors, site neighbors, suppliers and municipalities.
- Negotiates, develops and establishes commitments from others on the project.
