Description

The Senior Leasing Consultant supports the Property Manager and Assistant Manager in achieving overall property performance, including occupancy, turnover, income, and budgetary goals. This position helps maintain the physical condition of the property, ensures excellent resident relations, and adheres to all company policies, procedures, and Fair Housing regulations.

Requirements

Key Responsibilities Leasing & Marketing
  • Greet prospective residents, qualify leads, and conduct property tours.
  • Promote property features and benefits to potential renters.
  • Respond promptly to all inquiries via phone, email, and in person.
  • Prepare and process lease applications, renewals, and move-in paperwork.
  • Maintain knowledge of local market trends, competitor properties, and pricing.
  • Assist with marketing efforts, including online postings.
  • Ensure all leases are accurate and compliant before submission for signature.
  • Maintain full occupancy through proactive leasing strategies and follow-up.
Resident Relations & Customer Service
  • Provide excellent customer service to current and prospective residents.
  • Address and resolve resident concerns promptly and professionally.
  • Participate in resident retention programs and promotional activities.
  • Escort new residents to their homes and complete move-in inspections.
  • Contact residents giving notice to vacate to explore retention opportunities.
  • Create and maintain a positive living environment for all residents.
Rent Collection & Financial Support
  • Assist in rent collection and delinquency management:
  • Contact residents with outstanding balances per company policy.
  • Enforce payment policies, including accepting certified funds when necessary.
  • Collect late fees and returned check charges in accordance with procedures.
  • Follow company rental collection policies, including notice distribution.
  • Support the Site Manager with required reports and budgetary control as needed.
Compliance & Leasing Standards
  • Adhere strictly to all Fair Housing requirements.
  • Ensure each applicant meets qualification criteria:
  • -Complete and verify all applications and income documentation.
  • -Maintain consistency and fairness in screening.
  • -Submit applications to the Manager for final approval and lease signing.
  • Maintain accurate resident and property files in compliance with company directives.
Property Appearance & Maintenance Coordination
  • Conduct daily property walks every morning to ensure:
  • Entrances, offices, walkways, and amenities are clean and well-maintained.
  • Vacant and model units are market-ready.
  • Any maintenance or safety issues are promptly reported.
  • Pick up litter and maintain a professional property appearance throughout the day.
  • Schedule vacant units for refurbishment and occupancy when required.
  • Enter and close out work orders in MRI and follow up on resident satisfaction.
Reporting, Administration & Communication
  • Maintain accurate resident, financial, and general files.
  • Assist in preparing required property management reports.
  • Follow established work schedules and adhere to account directives.
  • Maintain courteous communication with residents, applicants, vendors, and coworkers.
  • Keep the Site Manager informed of emergencies or issues affecting property performance.
Market Awareness
  • Maintain thorough knowledge of the surrounding neighborhood, including:
  • Local shopping, schools, hospitals, and community resources.
  • Competitor rental rates, policies, floor plans, and amenities.

Support & Collaboration
  • Support the business and marketing plan implementation.
  • Work collaboratively with residents and resident organizations.
  • Ensure the property remains a clean, well-maintained, and desirable community.
  • Perform additional duties as assigned by the Property Manager or Assistant Manager
