A growing residential land development firm is seeking a Land Development Manager to oversee multiple residential development projects across the Carolinas. This role offers full responsibility for managing projects from pre-acquisition and due diligence through completion of finished home sites. Ideal for hands-on professionals who enjoy coordinating all aspects of site development in a dynamic, entrepreneurial environment.

This is an autonomous role overseeing an entire region
, ideally suited for a candidate based in one of the areas mentioned above
. You will manage multiple residential development projects independently, taking full ownership from pre-acquisition through completion of finished home sites.

Key Responsibilities
  • Evaluate project feasibility and identify potential risks to budgets and schedules
  • Develop and monitor detailed project budgets, timelines, and cost forecasts
  • Collaborate with the investment team on new development opportunities, including estimating construction costs and municipal fees
  • Review and coordinate civil engineering plans and designs
  • Secure all necessary permits, approvals, and land use authorizations
  • Supervise site development activities including grading, utilities, roadways, and off-site improvements
  • Ensure inspections and certifications are completed so homes can be permitted and built
  • Monitor construction quality and ensure work aligns with approved plans
  • Manage vendor and contractor relationships, including approvals for invoices and change orders
  • Oversee project closeout activities, including as-built documentation, punch lists, and final municipal approvals
Qualifications
  • Strong budgeting, cost estimating, and scheduling skills
  • Excellent communication, organizational, and problem-solving abilities
  • Proficiency in Microsoft Office, especially Excel
  • Ability to travel occasionally for project oversight
