Zone Manager – Inside Higher Ed – Chapel Hill, NC
Position Title: Zone Manager (Building & Environmental Services Supervisor – Advanced)
Department: Housekeeping Services – Zone 21‑242021
Location: Chapel Hill, NC, United States
Position Type: Permanent Staff (Full‑time)
Schedule: Monday‑Friday, 7:00 AM – 4:00 PM (40 hrs/week). Occasional evening, weekend, and on‑call duties.
Salary Range: $51,524 – $63,938 per year.
Position SummaryThe Zone Manager oversees the daily cleaning operations of 10–30 subordinates across a group of university buildings totaling approximately 500,000 sq ft. The role requires strong supervisory capacity, knowledge of diverse facility types (residential, academic, research, event, and medical), and the ability to meet safety and quality standards.
Key Responsibilities- Supervise, schedule, and train a large, diverse work unit in a fast‑paced environment.
- Organize work assignments, staffing schedules, and supply inventories within available limits.
- Perform quality inspections of employee work and ensure adherence to workplace policies.
- Provide excellent customer service to University customers (faculty, staff, students, and visitors).
- Communicate clearly and effectively in writing and orally regarding work assignments and performance.
- Apply safety regulations, including reading Safety Data Sheets and maintaining proper cleaning techniques.
- Serve as the primary contact with university stakeholders and manage scheduling for special events and campus activities.
- Participate in on‑call duty during public health emergencies and adverse weather events.
- High school diploma or equivalent, plus one year of relevant experience, or an equivalent combination of training and experience. Some positions may require specific certifications.
- Demonstrated ability to communicate effectively and conduct quality inspections.
- Proficiency in scheduling and planning.
- Working knowledge of proper cleaning techniques, safety requirements, and the ability to train housekeepers accordingly.
- Proficiency with Microsoft Office or a similar office suite (word processing, spreadsheet, presentation, email, calendaring).
- Knowledge of federal personnel policies and management practices for high‑functioning work forces.
- Valid North Carolina driver’s license or ability to obtain one prior to start date.
- Supervisory experience in institutional housekeeping, preferably in academic or medical/research settings.
- Experience applying Federal and State OSHA standards and personnel policies.
- Experience managing residential student housing, including summer turns and graduation events.
- Experience in laboratory, medical, or research environments and event settings.
- Knowledge of team cleaning processes and hazardous waste disposal.
- Valid NC driver’s license required or must be obtained before the start date.
- Ability to lift/move objects up to 50 lbs and climb stairs, with or without reasonable accommodation.
- Adherence to safety requirements, including wearing appropriate personal protective equipment.
- Occasional evening, night, and weekend work.
- On‑call duty, exposing to blood borne pathogens, hazardous materials, and non‑healthcare TB.
- Valid NC driver’s license.
