Building Technician IV at COPT Defense Properties
Position SummaryResponsible for maintaining building systems, leading technicians, troubleshooting, and ensuring compliance with safety codes and government credentials. Supports the Chief Building Technician using skills in electrical, HVAC, boilers/chillers, plumbing, etc.
Essential Functions- Facilitate service requests and preventive maintenance program per SOPs.
- Ensure all work meets safety codes, troubleshoot and perform major repairs.
- Lead and support Building Technicians I‑III on maintenance, service, installation, and controls.
- Inspect, calibrate, test, and evaluate building systems routinely.
- Assist in training lower‑level technicians.
- Review work orders, control expenditures, purchase equipment, and manage subcontracts.
- Recommend operating and capital expenditures to Chief Building Technician and management.
- Supervise subcontractors and obtain monthly preventive maintenance reports.
- Procure supplies and maintain inventory.
- Keep tools, parts, and supplies organized.
- Perform other assigned duties.
Education
- High school diploma or equivalent with vocational coursework in HVAC, electricity, plumbing, or related fields.
Further Training
- Universal CFC certified.
- State Certified Journeyman license or equivalent.
- State Certified Master license or equivalent preferred.
- MD 1st grade stationary license or equivalent in other state; preferred.
Professional Experience
- Minimum seven years as a senior service technician, with at least two years providing direction to others.
Computer Skills
- Basic PC skills; ability to learn company software.
- Adapt to new or changing software programs.
- Proficiency with automated asset management/work order systems preferred.
Mobility - N/A
Other Requirements
- 24‑hour on‑call and off‑hour duty, including evenings, weekends, and holidays.
- Strong knowledge of all building systems (HVAC, mechanical, electrical). Extensive VAV systems knowledge.
- In‑depth knowledge of building automation (BMS/BAS, Fire alarm, SCADA).
- Read trade‑related electrical, mechanical, plumbing drawings and wiring schematics.
- Valid driver’s license and motor vehicle operation.
- Monitor and implement OSHA requirements.
- Work independently while diagnosing and resolving issues.
- Strong verbal, written, organizational, and interpersonal communication skills.
- Carry and maintain government credentials.
Equipment Operation
- Standard office equipment: PC, telephone, copier, fax, printer.
- Motor vehicle, testing devices, hand tools, power tools.
Pay Range $75,000 – $140,000.
