Role Overview
The Project Manager leads multi-disciplinary engineering design projects from pursuit through closeout. You'll serve as the primary client liaison, build and direct internal/external teams, and own scope, schedule, budget, quality, and risk-while ensuring projects are set up correctly in our systems and executed to a high technical standard.
What You'll Do
Project Identification & Initiation
- Form the project team and complete initiation artifacts: Scope of Work, WBS/PSBS, Budget, Storyboard, Schedule.
- Coordinate with Finance & Accounting to set up contracts and projects in Deltek for billing/compliance.
- Lead the kickoff meeting; distribute the SOW, deliverables, schedule, budgeted hours, responsibilities, and communication plan.
- Map scope to the right skill mix and staff resources; confirm assumptions, constraints, and acceptance criteria.
- Execute client agreements in alignment with Luxus Build policies.
- Own technical, schedule, and cost performance across SD → CD → CA.
- Manage scope changes and change control; maintain living risk/issue logs and mitigation plans.
- Direct day-to-day work of the project team; ensure appropriate utilization and clear tasking.
- Maintain value-added client communication-status, milestones, decisions, and action items.
- Keep the project status reporting system (e.g., PSR) current with progress, variances, and forecasts.
- Drive QA/QC per office guidelines; coordinate discipline checks and independent reviews.
- Optimize margin through accurate pricing, VE strategies, resource planning, and cost controls.
- Conduct post-mortems/lessons learned on schedule, budget, quality, and client satisfaction.
- Serve as trusted advisor and day-to-day point of contact.
- Meet regularly with clients to evaluate performance and uncover new opportunities/referrals.
- Identify growth opportunities based on the full Luxus Build services portfolio.
- Monitor invoicing requirements; partner with Finance for timely billing and collections.
- Update the Project Status Report to align completion, invoicing, and AR targets.
- Ensure accurate job cost reporting; review and approve team timesheets for compliance.
- Maintain complete, audit-ready project records (correspondence, submittals, drawings, deliverables).
- Understand team strengths and development needs; assign work accordingly.
- Coach and evaluate staff; provide clear expectations, feedback, and growth pathways.
- Communicate changes promptly; ensure continuity and alignment across the team.
- Education: Bachelor's degree in Engineering, Construction, Facilities, or related field; or 10+ years managing facility-related projects.
- Proven ability to manage multiple technical projects and meet deliverables in a fast-paced, collaborative environment.
- Familiarity with cost/financial accounting standards, methodologies, and KPIs.
- Demonstrated skill in mapping staffing to SOW, resource planning, and schedule management.
- Excellent oral/written communication, analytical thinking, and problem-solving.
- Proficiency with Microsoft Project (or equivalent), Microsoft 365; strong organizational discipline.
- Active or eligible Top Secret clearance.
- PMP (PMI) certification.
- Cross-discipline exposure (MEP/structural/controls/energy).
- Working knowledge of FAR and government contracting.
- Proposal development, cost modeling, and budget creation for public sector work.
- Experience with Deltek project setup, billing workflows, and compliance.
- Base salary: $120,000 - $160,000 (commensurate with experience and portfolio).
