We are currently looking for a Mechanical HVAC Project Manager for our Building Services department. The Project Manager plans, directs, and coordinates activities of designated projects to ensure that the goals or objectives of the project are accomplished within the prescribed time frame and funding parameters by performing the following duties personally or through subordinate supervisors and coordinators. The objective of this position is to a) produce a satisfied customer b) realize a profit equal to or exceeding the originally expected.
Responsibilities- Meet with estimator and acquire all information relating to an assigned project – head start meeting.
- Review project proposal or plan to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project.
- Finalize Work Order Budget.
- Schedule and moderate a turnover meeting for each project.
- Oversee procurement, assembly, and approval of submittals in conjunction with the Project Coordinator.
- Review each contract for signature by Director of Operations, making attachments or clarifications as necessary. Special attention is given to scope, liquidated damages, and schedule.
- Perform equipment buyouts and purchases on each project.
- Write subcontracts as necessary for work such as controls, insulation, balance, water treatment, etc.
- Prepare and submit questions for clarification (RFIs) on all areas that contradict scope of work or may require change in scope.
- Prepare and submit all change orders for each project.
- Prepare monthly Work in Progress projections.
- Verify schedule of values at the start of billing and discuss with superintendents/foremen to project labor and material to billing period end.
- Manage project closeout and retention, securing all closeout requirements from vendors/subcontractors ahead of project end. Complete punch list items immediately upon receipt and confirm completion. Submit retention billing after startup, balance, and owner training are completed. Verify completion dates and document any delays caused by circumstances out of our control.
Bachelor's degree (B.A.) from a four-year college or university; OR four (4) to six (6) years related experience and/or training; OR equivalent combination of education and experience. HVAC, Mechanical experience required.
