This role is a client‑side Maintenance Engineer focused on PPMs and reactive maintenance within a high‑end corporate environment.

• Carry out PPMs and reactive maintenance duties.
• Mechanical duties:
  Fire alarm testing, sprinkler testing, AHU/FCU filter changes, belt changes, actuator changes, coil cleans, pumps – PPMs or strip downs, motors – PPMs.
• Plumbing maintenance:
  Small plumbing jobs, dead leg removal, analytical testing of cooling towers and closed systems, chilled water systems, water flushing, water treatment – dipslides, pH & temperature.
• Electrical duties:
  Lighting lamp changes, ballast changes, simmtronic/Phillips lighting, emergency light testing, power distribution, electrical fault‑finding, small works – new sockets, new lights, new circuits, PAT testing.
• Ensure method statements and risk assessments are prepared and used for all tasks.
• Escort sub‑contractors, review risk assessments, and issue permits.

• Total take‑home pay (before overtime) £48,825
• £1,500 allowance for AP status (HV / Pressure systems).

• City and Guilds Level 3 or equivalent in an electrical/mechanical/plumbing bias.
