Quantity Surveyor

Location: City Of London

Residential / PBSA / Co-Living / Commercial Offices
Construction Consultancy – Central London, office based with regular site attendance
£45,000 – £65,000 depending on experience and MRICS status

Circle is a client-side, multi-disciplinary construction consultancy. Our team brings experience from a broad range of backgrounds, including contractor-side roles, to inform our Cost Management and Project Management services. We deliver Residential, Co-Living, PBSA (Purpose Built Student Accommodation), Build to Rent (BTR), Commercial Office, Education and Heritage projects across London and the UK.

Due to continued growth across our London teams, we are seeking a Quantity Surveyor (or Assistant QS ready to step up) to join our Central London office.

Projects range from 50 to 500+ unit residential and mixed-use developments, typically valued between £20m–£100m.

The Role

As a Quantity Surveyor, you will play a key commercial role across projects, working closely with Senior Quantity Surveyors and Directors.

Depending on your experience level, you will take ownership of defined work streams while continuing to develop your capability within a supportive team structure.

This is a client-facing role offering clear progression toward Senior QS level.

Key Responsibilities

Lead/Assist with Pre-Contract Cost Planning (RIBA Stages 1–4) - Depending on project size
Lead/support procurement and tender processes - depending on project size.
Administer elements of JCT Contracts (D&B / SBC)
Assist with post-contract commercial management
Undertake Interim Valuations / Produce Payment Notices
Variations & Change Management
Monthly cost reporting
Cash flow forecasting
Stakeholder liaison
Experience & Requirements

MRICS desirable but not essential
If not MRCIS, actively working towards APC (or keen to begin the process)

Experience with in a cost consultancy or contractor environment
Residential new build experience desirable
Experience administering JCT Contracts
Strong commercial awareness and attention to detail
Advanced Microsoft Excel skills
