CAT A & B Office Fit Out Contractor | Traditional & Design & Build Permanent Position

I am currently working in partnership with a well‑established and expanding CAT A & B Office Fit Out Contractor delivering high‑quality workplace environments across London and the M25.

Operating across both traditional and design & build procurement routes, the business specialises in fast‑paced commercial office fit out schemes typically ranging from £1m to £5m in value.

Due to sustained growth and a strong pipeline of secured and upcoming projects, they are seeking an experienced Senior Quantity Surveyor to take a leading commercial role across both tendering and live project delivery.

This is an excellent opportunity for a commercially driven Senior QS who thrives in a fast‑paced fit out environment and enjoys involvement from pre‑construction through to final account.

Reporting directly to the Commercial Director, you will take senior commercial responsibility across multiple CAT A & B office fit out projects, overseeing both pre‑construction and delivery phases.

You will play a key role in driving commercial performance, protecting margin, and supporting the wider commercial team.

• Leading the preparation of detailed cost plans and competitive tender submissions
• Reviewing drawings, specifications, and contract documentation
• Managing subcontractor enquiries and conducting thorough bid analysis
• Leading value engineering and cost planning exercises
• Supporting bid presentations and tender adjudications
• Advising on procurement strategy and risk

• Full commercial management of multiple projects (£1m-£5m)
• Procurement and negotiation of subcontract packages
• Preparing and presenting detailed cost reports and forecasts
• Managing valuations, variations, and change control
• Overseeing subcontractor account management and final accounts
• Identifying and mitigating commercial risk
• Working closely with Project Managers to ensure financial and operational alignment
• Supporting and mentoring junior surveyors where required

You will typically oversee several fast‑track fit out projects concurrently within a dynamic and collaborative team environment.

• 7+ years' experience within a main contractor or specialist fit out contractor
• Proven experience operating at Senior Quantity Surveyor level
• Strong experience delivering CAT A & B office fit out projects
• Experience across both tendering and live project commercial management
• Strong knowledge of JCT forms of contract
• Degree qualified in Quantity Surveying or Commercial Management (or equivalent)
• Strong negotiation skills and commercial awareness
• Ability to manage multiple projects in a fast‑paced environment
• Leadership capability and team‑oriented mindset

• Work on high‑quality London office projects across a diverse client base
• Exposure to both traditional and design & build procurement routes
• Strong pipeline of secured projects
