Senior Quantity Surveyor / Project Commercial Lead
Location:
Paddington, London
Salary:
Up to £95,000 (for the right person)
Project Value: £17m+ total | £9-10m remaining
Project Duration:
Now until March 2027
The Project
We are delivering a 5-phase residential scheme in Paddington, with 3 phases remaining following the successful completion of the first two.
Concrete and timber frame construction
2 x new-build residential blocks (circa 18 units total)
1 x soft fit-out phase
Complex early phases now complete - this is a clean slate moving forward
The remaining works are well defined, fully funded, and offer a strong opportunity for a commercially astute professional to take ownership and drive the project through to completion.
The Role
We are seeking an exceptional Senior Quantity Surveyor / Commercial Lead to take full commercial responsibility for the remaining phases of the scheme.
This is not a role for someone who needs hand-holding. You will be trusted to own the numbers, manage risk, and protect margin, while working collaboratively with the project team.
Key responsibilities include:
Full commercial management of the remaining £9-10m of works
Procurement strategy and subcontractor management
Upstream and downstream change control
Cost reporting, forecasting, and cashflow management
Final accounts and commercial close-out
Advising the project team on risk, opportunity, and commercial strategy
The Ideal Candidate
We are looking for a true standout in their field.
You will likely have:
Proven experience delivering residential new-build projects
Strong knowledge of concrete and/or timber frame construction
A track record of successfully managing projects through challenging stages
Excellent commercial judgement and contractual understanding
Confidence dealing with clients, consultants, and senior stakeholders
The ability to take ownership and lead without drama
