Working Hours:

37.5 hours per week, 0900 – 1730 Monday - Friday. Salary:

Job Description

The Graduate / Assistant Building Surveyor works as part of the Building Consultancy Division, under the direction of Building Surveying Directors, Associates and Senior Surveyors to undertake or assist in delivering core services. Clients are primarily Residential Property Managers, with some commercial, retail and industrial assets across the UK.

Key Responsibilities
  • Acting and assisting qualified surveyors on Project Management/Contract Administration instructions on projects valued £50k to £2m+, with supervision as needed.
  • With training, carry out inspections to prepare scope of work specifications and tender documents for small/medium maintenance projects up to £500k.
  • Review preconstruction information and oversee RAMS review for project works and services installations.
  • Assist with CDM Principal Designer duties where appropriate, including PCI packs, CPPs and H&S files.
  • Assist with Building Reinstatement Cost Assessments (desirable but not essential).
  • Provide advice on building defects across various property types under supervision.
  • Assist with Preventative Planned Maintenance Reports, budget costs, and client advice on maintenance matters.
  • Assist with pre-acquisition surveys of commercial, retail, industrial and residential premises.
  • Deal with leaseholder alteration requests, including desktop licenses for alterations and inspections for complex alterations.
  • Assist with Schedules of Dilapidations, negotiating claims and providing general advice to landlords and tenants.
  • Assist on Party Wall matters under supervision of a qualified/experienced party wall surveyor.
  • Support monitoring of development, services installations or project works on behalf of landlords, funders or other parties.
  • Build and maintain relationships with group property management departments in select locations.
  • With training, assist with all potential building surveying instructions, including BSR applications.
Key Skills And Qualifications
  • Good understanding of preparing specifications, tender preparation and contract administration on repair and maintenance projects using JCT MW 2016.
  • Understanding of planned maintenance schedules.
  • Knowledge of construction types, building pathology and relevant legislation including fire safety.
  • Preparation of basic insurance reinstatement cost assessments.
  • Understanding of health and safety and CDM Regulations.
  • Awareness of current best practices in surveying, procurement, contract management and fire safety legislation.
  • MS Office IT literacy;
    AutoCAD desirable.
  • Fully conversant with current RICS codes and guidance.
  • Proactive, growth-minded, able to work remotely and manage own workload.
  • Strong verbal and written communication, good attention to detail, and strong interpersonal skills.
  • Professional, courteous, customer-facing manner with commitment to excellent service.
  • Ability to travel nationally; role is home-based covering a region of the UK.
  • Full clean driving license; occasional overnight stays may be necessary.
